could they trained me and hired me? i really enjoy doing the exterior and interior work by fixing and selling what ever i could get my hands on. and i also have the advantage of several languages(creole,french,spanish,english) and i have other skills and c.service etc.

I was told it doesnt really mean that you have to actually call the agent first to get permission to view a home. So, what does it mean then? who do you call?

appraised for 300! the appraiser just came last week and that's what he appraised it for. it will go back up again, right? here in vegas so many houses are in foreclosure and people and i've seen some people selling their house 100,000 off the appraised price. the reason i ask is that i'm about to buy the house for 272,000. the private mortgage insurance is killing me. right now i need to have the principal down to 240000 in order for PMI not to be tacked on to my mortgage. If houses do go up in the next year or so, would i be able to get my house appraised once again (in hopes for it to be appraised for more) so that i don't need PMI anymore?

Ok Here is my situation, I rent a 2 bedroom apartment from my landlord, money was tight about 10 months ago so i decided to rent my other bedroom, and now have had a roommate for about 10 months now. She is scheduled to move out on 11/30/07. I have recently found out she has stolen an EZ pass out of my kitchen drawer and has been using it. I know i will have to take her to court to get my money back, but my questions is DOES THIS VOID her LEASE?? I do not want someone living in my house when she has stolen from me. I know it is only 2 months left but god only know what else she may take b4 she leaves. If it is possible to get her out, i'd like to know what process I would have to go thru to get her out legally. Any help would be greatly appreciated.

I live with 3 guys, our neighbors (who we are friends with) let us use their laundry machines to do wash, we have the same landlord and are given $300 for utilities (g, w, e) if you go over the 300 you have to pay the difference, the total amount of girls living there are 5, the utility bill came in for the month of september, and the girls were over $266 (207 g, 197 w, 162 e), while we didn't go over, the girls want us to cover at least half of the overage for us doing only 14 loads of wash there...they run an A/C window unit all the time (at around 63 degrees), and have a gas water heater, after talking to my roommates we never put the temperature of the water in the washer over warm...one way of helping the girls would be to max out our utility bill to 300 for the month of sept. though we did not go over...if we did this the girls want us to still split the remainder between the 9 of us...i feel like i am getting scammed in a way...any suggestions?

The tenant has paid me one month security deposit. He was supposed to pay two. now i am fed up and want to sell knowing he is locked in and can't vacate the premises because of the lease. Is this true?

Summary: My ex and me split up and owned a house together. We decided to quit claim deed the home and he would pay me X amount of $$. The banker was informed of our plan which included transfer of my ex's name onto the house, soley. Next month the check was ready and I signed the deed. I did not have an attorney.

The next week, I spoke to the banker and asked to sign the papers to get my name off the house. He said it was in the works and my ex was doing the paper work. I called often and after a month the banker left the business after many years of working there, unexpectly. I dealt with the top guy and he tried to get my ex to refiance the house and he won't. I can't get loans and I am fiancially responsible for a house loan w/out owning the house. Mistake, of course. The bank claims they can't help me. My ex won't refinance to get my name off the house. What is left for me to do? Did the banker who left make a mistake too? Help. Need solid answers.

10/3/07: My husband and I bought a golf course-view house in Indianapolis, Indiana. We closed 5 days ago; moved-in 4 days ago; and 2 days ago found out that the golf course is scheduled to close. It was announced by the golf course management 2 years ago at the home-owners' association meeting, and the seller and her realtor most likely knew. But they did not disclose it to us, even though they had ample opportunity to do so. They had advertised the house everywhere as golf course view. We definitely would not have bought the house if we had known that the view is there only for 2 more months. We paid for the view and know that homes without a view like that go for a lot less.
Now a school or more homes are scheduled to be constructed in its place. What are our legal rights? Can we "return" the sale of the house?
Please advise. Thanks.

I plan on taking the license exam in November and I need to find a sponsor to do so but before I do I want to know if I will need a car when I start to work at the firm. I know you need one when you have to show a listing.

Should I wait to take the exam until I get the car?
That does make sense but I wonder if I will just be in training before I need to actually go out and show listings.

My old roommate received the deposit refund two party check from our old apartment complex on July 20. On August 1st he deposited it into his account without my signature or knowledge. Was the bank allowed to do this? It is my understanding that there has to be at least both signatures on the check. He has lied and told me that he deposited it only recently due to expiration (just asked him yesterday about it) and he doesn't know that I talked to our old apartment complex. Suggestions? I'm thinking about calling his bank and demanding who did that. I wasn't there with him, no signature, nothing. He just endorsed it on the back and they deposited it for him. This was a pretty well-known bank, too, not some little small town one, so I'm pretty angry and shocked. Thanks in advance for any advice!

Hi. I have a friend with a dilemma. Her boyfriend's landlord wants to increase his rent 50% a month because the landlord feels my friend (his girlfriend) is over too much. She is there during the weekends but she has her own apartment she pays rent at. He has a lease agreement that ends next month and there is no clause stating they can increase the rent for guests. The landlord has asked for the money verbally and initially they paid the increase for 1 month but are upset and not wanting to pay any more increases (landlord claims they owe a month back increase). Can a landlord increase the rent 50% even with a lease? And if they say no to the landlord, could he hold the boyfriend's security over this? Again, she has her own place but is at his place every weekend. Does that matter?

In BC Canada: buyer eager to purchase multiple homes in area, approached me, offered to buy my place, escalating price 3x. Second offer in writing, signed. The *only* contingency was financing. Money was not an issue, evidenced by the many homes he purchased in my area.
After a few months of his efforts to buy, i ok'd the deal privately, countering his offer by email as we had been routinely emailing. He quickly accepted. I did not ask for a deposit due to all his efforts (my mistake).
I found a new home, got an accepted offer via an agent, with contingencies. Within 1 hour of my buyer knowing i had an accepted offer elsewhere, he calls and tells me his brother was not happy with the deal he accepted days ago, and cancelled.
I feel he needs to prove his only contingency, financing. I asked for reasonable effort: 3 banks and the official responses, all which will be shown in court.

Do i have a case? and can i sue to help the other affected folks (seller's agent etc)?

I own a house in Indiana. I live in Wisconsin. I had a house on the market but cause the market is bad I decided to rent it. Found a renter. Made a trip with my wife to get all our furniture out and clean up (500-600$) to get ready for the tenant to move in. He met us at the house to make sure it was what he wanted. He said yeah lets do it. The next week he signs a year lease with security deposit and first months rent check.

He gets to the house and for whatever reason calls us up and says that the house is a mess and doesnt know if he wants to do this. Cause its so messy. I said you were there last week it was clean what are you talking about. So I have my neighbor go over and meet him to take pictures of what he is complaining about. She sent pics of some very minor things like things on the stove under the electric coils that weren't like polished metal. Really ridiculous stuff. So obviously he just wants to get out of the lease. Should I just let him leave the deal?

My boss is building a 6 unit building in Manchester New Hampshire, they told him in order to continue he has to put in fire sprinklers and they cost around 35,000. So now he wants me to find out how to avoid putting them in and getting that approved by the city. Does anyone know how to avoid putting in fire sprinklers and getting it approved by the city so that he can continue building. Thanks!!
