You know your family member best. Is this business or charity? Treat it as one or the other. Just don't treat it as one and expect the other.

I wouldn't ask for an earnest deposit from family or maybe make it fully refundable. There has to be some sort of honor system. Instead, you could set the amount of time they have to get approved for financing really short, like 5 days, so you don't lose too much time. I think that would be fair.

Just like in the real world unless you really plan to gift the relative in that case it doesnt matter/.

Some of my family I would give a blank check and never look back.. others I would turn and run and never look back. It depends on YOU .
