Until a home has gone into multiple listings, a realtor is not required to release any for sale information. I bought my house before it went on the market.

Realtors aren't parasites, they earn their living.

If a client request that an agent NOT list the home on MLS or place a sign in the yard, we are unable to do so. Realtors can only do (or not do) what they are instructed by the owner. The owner's usually tell us what to list the house for no matter how much we may feel that the price is over-inflated. We have a fiduciary responsibility to follow our client's request unless they ask us to break the law or go against ethics to which we are upheld.

Realtors work very hard for the money. If you average the hours we put in against our salary, most don't make more than $10-$20 an hour. Don't forget that agents don't get the full commission; there are fees, costs and splits that come out before we get paid.

Can't say that I agree with you. In case you haven't noticed, prices are falling in much of the country or at least are remaining flat.

I've seen no evidence of Realtors hiding properties for sale -- sellers would never stand for that practice. Most importantly, if a property doesn't sell, the Realtor doesn't make a dime. In most cases they have money invested in marketing and lose money every day that a property remains unsold.

Not sure what is going on where you live, but where I live, I can have my license pulled for getting a listing agreement on a property and then failing to put it on the MLS.

The Real Estate Commission in my state, sees it as a disservice to the client, because on an open market, you are more likely to command a higher price.

Also, keep in mind that in NO STATE are real estate agents (and that is different from a Realtor), are you required to join the MLS that is ultimately run by the Local, State and National Realtor Association.

Some very large firms have "in-house" listings and they have their own "look-up" service that they offer through their firm's website.
