Renting & Real Estate - October 2007

A house in my neighborhood (South Alabama) has been "abandoned". The owner tried to sell, but discovered massive cracks in the slab and has been unable to sell. No one has been to the house in months, not her, realtors, no one. I assume she's floating the notes on 2 places as she moved to Mississippi a year ago. According to my research into her mortgages, she probably owes around 100k on this place and the estimates to fix the problems were (I hear) around 30k+.

So, if she gets foreclosed on, what would a lender do with that property afterward? Obviously, try to sell it on the courthouse steps, but wouldn't the cracked slab put the kibosh on that by scaring away any buyers? Put the money into it to fix it up? Or just take whatever they could get for it?

I am in dire need of help. One of my good friends lives in a horrible apartment complex in Clute, Texas. She pays 340 for rent. Was lied to from the beginning being promised new utilities like a dishwasher and a refridgerator. None of this was delivered. She however does not have this in writing. Where she lives is not safe. There have been multiple break ins and the crime rate is unbelievable there was even a murder. Apartment complex has stated that everyone in complex needs to take safety measures such as putting more insurance coverage on their cars due to the possibilty of getting broken into (mine did) and etc. Isn't the complex supposed to provide security, they have a gate that doesnt work but states in the lease that they have a working gate. She has 5 months left on her lease. She gave her 30 day notice. They are trying to charge her almost 2,000 and expecting her to pay it off within 30 days. No where does it say she has a 30 day time limit to pay off. What can she do

I am moving at the end of the month, and when I gave my 30 day notice my landlord claimed I have to give 60 days notice.

But the thing is I did not pay 1st and last months rent when I moved in here. No other deposit, nothing, literally just the 1st months rent.

This is an apartment I am currently renting. In the last 4 years of living here the landlord has changed twice. I am leaving regardless at the end of the month, but just wondering what will occur now. Thanks :)

Our landlord foreclosed and decided not to tell us. We found out because the realtor came by and said we had 30 days to get out. It's real difficult for us to rent because of a foreclosure on our own credit history. The realtor claims we can sue the landlord for the rent we paid but I've never heard of that. Is our only option to leave quietly?

After a year the market value of that house went down at $150,000 How are you going to deal with it? You'll see the same model like your house being sell lower on what you bought yours.

I'm renting the main floor of a house, and the land lord pays for trash. Well, my original land lord sold the house. The new land lord switched to a new trash company...and my trash was no longer being picked up.

Here's a time line:

Week 1: My land lord called the trash company to let them know that my trash wasn't being picked up.

Week 2: My trash still didn't get picked up. The land lord called the trash company again.

Week 3: The trash company gave us a trash can with their logo on it, but they didn't take the trash.

Week 4: I had 4 trash cans full, sitting at the curb. But the trash company only took trash that was in the can with their logo on it.

So they won't take trash unless its in a can with their logo on it?? If that's the case, then they should not have waited so many weeks to give me a trash can...and because they didn't pick up my trash for so long, I had to use old cans, and that trash still hasn't been picked up! What am I supposed to do?

We scheduled to look at a bank owned property tomorrow at 5pm. The realtor working with the bank told my realtor they were looking to "get rid of it" and wanted a quick sale. The bank put it up for auction, but had no bids. They have owned the property since June 2007. Mysteriously there is another couple looking at that same house tomorrow and asked if we could view the house at 5:30 instead. Is this the banks way of making it seem that someone else wants it so we'll offer more money, or are they being honest?

Please HELP!!

I suspect my son has an ARM and has one more year to refinance before the interest rate changes. Is there normally a penalty involved if he refinances before the adjustable rates kick in?

Ive been given 2 months possession notice from my private landlord. More than 6 months has elapsed on the assured shorthold tenancy. Tenancy began 1st April. I need more time to find a new home that adequately meets my needs and to save the necessary costs involved in moving including a bond as one was not required here. My daughter and i face homelessness without more time. Can i extend the possession order at all? Thank you

My friend signed a lease when he moved into his apartment. But the lease expired about 1 year ago he is still in the apartment but missed paying the last 3 months for rent Aug Sept Oct. He owes $3,600.

Since he did not sign a new lease can he just not pay the last 3 months and just leave? Or will they sue him even if he did not sign a new lease?

This is in New York State

I am wondering if my husabnd and I will be able to obtain a mortgage with credit scores in the high 500's low 600's. We have no money to put down and will be two years out from our BK in 01/2008. Now that guidelines are stricter what are our chances of obtaining a 200,000$ loan?

I am talking in the next 2 days, what are some small but important factors in increasing the value of our home? Every thousand will count on this appraisal because it's for a line of credit.

Thanks!
