Our landlord foreclosed and decided not to tell us. We found out because the realtor came by and said we had 30 days to get out. It's real difficult for us to rent because of a foreclosure on our own credit history. The realtor claims we can sue the landlord for the rent we paid but I've never heard of that. Is our only option to leave quietly?

I assume your landlord was foreclosed upon. . .He should have told you but then you can figure he is having cash flow problems and decided to rip you off. You can take your landlord to court but you can't make him pay. If you get the judgment, he still may not pay so now you have also paid legal fees and court costs. The realtor was within his rights to give you thirty days. Best get a roof over your head and then decide what to do to your ex landlord. You may need a reference for your new place and it doesn't sound like your going to get it but the realtor may stand up for the facts. You will be able to rent another place but may have to pay a bigger deposit. Just apply, don't lie but don't feel like you have to dwell on past credit problems. Check out small claims court-cheaper and you can represent yourself and bring proof-receipts.
