I looking for a legally binding contract that I can download for free that guarantees my rights and the tenants rights. It is for a live in tenant in a shared house... can you help?

You really need to have an attorney draw this up. Every jurisdiction has it's own laws and rules and there's virtually no chance that a freebie download from the internet would meet your exact needs.

Keep in mind, you get what you pay for. Free is fine for french fries, not so good for legal matters.
