Renting & Real Estate - August 2007

Some people say that real estate will drop to 1/4 of what the prices are right now in the near future. That means a condo in Los Angeles that some poor family bought 2 years ago for 400K will be 100K in a year or two? That doesn't sound right.

What's your opinion on housing price in big markets like Southern California?

I am buying a new house and I want to pay it off quickly. The monthly payment is $1700. Does it go towards "interest" or "principal"? Suppose i pay off the house in 2 years then will I pay interest for 2 years only?

In the late 1980's, interest rate was high, yet homes were affordable, my husbane and i and most of our friends all bought our first homes around the same time, we all worked like dogs to hang on to it, most of us survied some failed, today interest rate is low but houses are out of reach for the young ones. We have always voted for you, but i am not sure anymore, it depends on how you answer this question

I'm going to finish school in the near future. For the past 2 years I have formulated ways to borrow money from lender's that don't credit checks (by then end of school I'll have 30k in loans and TONS of medical bills), just to buy cheap houses.. rehab fast and rent to college students.

How can I do this without having a stellar income? Hard money lenders are few and far that will deal in WV. I'd really like to start/raise our family here. Low crime, excellent schooling and it's very diverse because of the university.

I am planning on moving to the Kearny, NJ area. I have one child that will be going to 3rd grade there. Any info on the elementary schools? I also have a toddler. Any info on any good daycares? How about housing? I would be looking for, at least, a two bedroom apartment. I am sure there are some of you that have enough familiarity with the area to be able to elaborate further. Any helpful info?

This is my 1st time renting an apartment and I'm wondering what kind of processes I need to go through? I have two other roomates and they told me that we have to sign the contract TOGETHER in order to rent a house/apt, is that true? Because I will be on a trip the date they sign the contract and I'm afraid that I have to cancel my trip (and I don't want to)...Can they sign the contract w/o me (or maybe I can sign it later)? Thanks!!

I got a friend of mine who is selling there land to someone who has a vested interest in it. The issue is that that person wants to basically knock down the home and they are willing to invest that money to do so. My friend does not want to do that because he put work into the home, so he would rather sell it and have someone physically remove the property instead. How much costs do you think are involved. Where can I get quotes?

an ex tenet who was evicted is now sueing my grandfather for un returned security deposit. well that sounds nice but you cant take money from social security or his pention right? please provide your'e information source. p.s the tenet didnt get her deposit back because her cat pissed all throughout the house causing a few thousand dollars in damage. basicly the ex tenets where white trash. as to why my grandfather never gave them a notice I don't know. but its like it told him " don't bother going to court they cant take garnish your social security or pention" . one more thing my grandfather is to cheap to get an estimate on the damage so no use in counter sueing.

i think my landlady is trying to take advantage of her tenants. I want to talk to previous tenants to talk about their experiences with this particular landlady. She has been harassing me and I think this may end up in court. I want to see if there has been similar problems with her previous tenants.

The reason I can't sell or refinance is that I owe more than what it's valued at. I also have a condo as my principal residence. Can I lose my condo by doing any of the above mention processes? Which process will leave me with the least amount of liability?

Ok. I was living in a sublet for a month and a week, no lease. But, I paid 2 full months rent. I called the landlord when I was leaving, so I gave him 30 days notice. He didn't say anything, he told me he was going to call me back. But he didn't, and I tried to call him again.

I just forgot about it. And then today he calls, says that he couldn't find anyone to rent for August, so he wants me to send him a check. First of all, he did not tell me he was looking for someone, or else I would have made sure I found a new person. And then he calls me out of the blue demanding money.

It was a short term agreement. I even asked him if he wanted me to sign a lease, and he said no.

What to do? I feel horrible about it, but, again, he didn't want me to sign a lease, and he did not call me for over a month telling me his intentions. So, I had no idea this was on my shoulders.

Please help!

My basement apartment in brooklyn flooded two days ago, damaging a great deal of my belongings (I was up to my knees in water). My lanlord, not very sympathetic, came over and offered me another basement apartment he rents out, which is bigger than mine but in a worse neighborhood. I, frustrated, took it because i really have no one to stay here with in New York, and I wanted to get the things that were actually still useable out of the filthy apartment. I want to find a new place and move out, but i feel like i should be compensated. I took pictures of everything. Do I, as a tenant, have any rights when it comes to this situation?

estate deal. She signed all these papers to sell her house and is waiting for a check that is being promised but they keep on bullshitting her and stalling and saying "real soon" but it's been months upon months and she has not seen a dime. What are her options? She has no idea how real estate works in this country and doesn't fully understand the language.

Specifically she lives in the Los Angeles area. And free legal aid would be beneficial.

Thanks

His mother begged me to co-sign and promised me that she will take care of it if he doesn't pay his rent. He's now 3 months overdue and is being evicted. I have tried to call him and his mother and they won't answer my calls. Since I'm the co-signer, I went into his apartment to get some of his music equipment to sell. I figured I could maybe sell his stuff and get the money together so this won't effect my credit. Will I get in trouble for taking his stuff? Anyone have any suggestions on what I should do? He owe's a little over $3k just to get caught up with his rent and to buy out his lease...a little over $5k. I don't have that kind of money to dish out to protect my credit. I'm so stuck and I don't know what to do. Any suggestions welcome. I knew I shouldn't have done it but he had just gotten a new job with a great company and he was trying to better himself and get out on his own. I knew what it was like just starting out. But now I'm going to pay for it.
