My house has several big things wrong with it (foundation, electrical wiring, plumbing), and a lot of little things (siding is ugly, windows are decayin, many of the doorknobs don't work properly, the front door is beat up, cracks in the walls around windows, no light fixtures, no bathroom exhaust fan, the list could go on). I'm prepared to sell my home for much less than others in my neighborhood, but I want to get the best price possible without being dishonest.

I've never sold a house, let alone a fixer-upper. I know that I should sell it "as is" but don't know much more than that. Can someone with experience please advise me?

buy it. I don't why I feel like that. I didn't take any loans, It is owner financed. I only pay $250 a month, and the land costs a little bit over $25,000. Should I just stop paying on it and loose the down payment, and what i already pay? Or should I just continue paying on it? I feel like maybe the value will not go up, because it's in Central Florida. Should I just try selling it for the down payment and the total of what I have already paid for it? Should I keep it? Please help. I am young.

Do you think that I will be able to get pre-approved for a house loan.

House information:
I am buying the house for my daughter (in college) and her husband (just graduating college). The house is 74,000. After she graduates college in December they are going to re-finance the house in their name. They are both school teachers.

About me:
I have GREAT credit. I have 5% to put down on the house. I have never had a problem financing anything before. I have a lot of money in investments. But I do owe some money on credit cards at the moment.

Downfall:
I own rental property and that is how I make a living. I have had all of my rental houses for a very long time, and paid cash for all of them. However, I do not claim my rental property on my income tax, so I guess my technical employment status is unemployed.

I just don't know if I will be able to get approved for a house loan since my technical employment status is unemployed even though I have money to pay for the house.

I heard on TV the other day that for every thousand dollars your payment will be "X" amount more. I just don't remember how much more. We are looking at 2 houses and one is $10,000 more. Im wondering how much more that would add to the payment. I know it depends on interest rate... etc. Im just looking for an approx. Thanks!

I have rented my FL townhouse for 3 years and I never had a problem, the previous tenant moved to TX for a job promotion. The new tenant has been in the house for one month, she brought fleas to the property and does not want to accept it, not only that but she is threating with going to court. I already paied for a pest control when the contract says she should pay for it, she did not follow pest control reccomendations and had not taken her boxes out nor clean the house. I have sent her an agreement to leave without penalties. She has not signed it yet. Witnesses say she wants to take advantage of me, and that she wants money no matter what. What can I do??

I'm looking for a 1 bedroom place in a nice area of Brooklyn or Jersey City (close to transit so I can commute to NYC for work b/c I have no car).....if I make $35,000 a month can I afford rent at $1200 per month? Also, will I get a decent apartment/community in Brooklyn for this price?

(I don't have any family to help me figure this stuff out, that's why I am asking, thanks).

I am trying to sell a 2 bedroom home in a neighborhood full of 3-5 bedroom homes (yes, I am the only 2 bedrm home in my neighborhood). My agent suggest that in order to sell my home I should list it at a price where I would net zero! I have been told by others to sell a home and net zero would look bad on my credit report because it looks as if there were no improvements made???? Is that just a bunch of bull or do they have a point?

This year I get $ 745.00 a month. Social security is all I get right now. I'm going to school for Customer/Administrative Service, I now qualify as a customer service representive.

Recently our apartment's AC unit went dead. The complex sent out a repair man, who said the unit needed a new compresseor. He installed it and it broke again. Now the repair man and complex said we broke it on purpose, so they put in a new compressor and locked the AC. Then the AC broke again... long story short, the repair man is installing the 4th compressor tomorrow, saying we broke all the others, our apartment complex says they're billing us $12,000 for the compressors ($3,000 each). I asked the repair man for his license # and he freaked out and the apartment complex says it's none of our business to know his license #, so clearly he doesn't have one. I know the repair man can get in trouble, but can the apartment complex get in trouble too?

My Tenants have clogged up the toilet and sink so I called a plumber out to fix it. Normaly this is something I would fix myself but thought it was going be more involved...I digress. anyway, when the toilet and sink overflowed it leaked through the floor and into the kitchen ruining the ceiling. I want to know If I am responsible for the bills or is the Tenant. We don't know what caused the toilet to block and the drain was apparently full of hair!

We want to rent a home actually rent to own, We would like to know when we sell the home we are in now we know we have equity which needs to be invested in a new home or it will be taxed. Therefore if we do a rent to own home and use the money lets say when we move in we put the equity money into the ownership of this new rental home--- will that count? the way I think it works that within the first year of us living in the new home that we have proceed with the buying of this home to use the equity money--is this correct? I hope this makes sense thank you in advance.

2-3 month ago I noticed that the hot water faucet (tub) of the shower of my rented apartment is leaking a little. I didn't pay attention to it for 2 months, then I tried to fasten the faucet tighter, but the leaking gradually got worse. About 10 days ago, I called my landlord and said: ' The hot water faucet of the shower is leaking, steam is spreading throughout the apartment and it might do damage.' He said he will do something. But after that I hadn't heard anything for 10 days, steam penetrates the whole apartment and is doing damage to the washroom, the apartment and my belongings, so I called him yesterday again, he agreed to come by, thinking he could fix it himself with his tools. When he came he got a shock, turns out he tought it was the faucet of the sink, not the shower tub. He accuses me of not telling how bad it was and that I should have notified him 2 months ago when the
leaking began and I am to blame because I used the word 'faucet' instead of 'tub'. Who is right ?

2 years ago my wifes realtor friend told her she better by now, i told her we should save our money and wait, she wanted to remodel and i said i dont want to, she said she would divorce me if i didnt buy it, this house is costing us an extra 1000 a month over renting, i am 50 and will never see it paid off,,,30 years,,she said its good for the kids when we die, i told her we could get a 3 million dollar life insurance policy for about the same and the kids would be better off, we will never get that out of this house, who was right

I have a retail store that has an apartment above it. The entrance to this apartment is from a stairway that is a storefront down. The owners of that building have 6 apartments the stairs lead too, plus my apartment. Somewhere in the history of the building an entrance was made to my apartment through a fire door between the 2 buildings. The previous owner of my building had lifetime rights to live rent free in my apartment. He since died. I am renting this apartment to my son now.

The owners of the store with the stairway say they don't want me to use their stairs. I told them that there is no other entrance possilbe for this apartment, but I would really try to think of a solution. They agreed. My son told me that they knocked on his door this morning and asked if we were making a new entrance (it really is impossilbe) because they were going to "seal" the fired door up. I doubt that sealing a fire door and the only entrance and escape to our apartment is legal. Is it?

Say the property was $200,000. And through an LLC can I finance the $200,000 as a new LLC without any company credit or assets. Say that they want %10 down also. Could I personally garauntee the $20,000 myself and lend that to the LLC. So then the LLC can make the down payment. So if i did it that way could I then finance the other 90% with the LLC. Cause I was always under the immpression that commercial rental properties are not valued like a home. That the loan is based on the actual property itself(the value of the building). So the loan amount wasn't based on assets that the LLC already had, but that it could be based on what the building was worth. Please help. thankyou

My mortgage company was bought out by another one. They have sent me a letter which allows me to choose what my new rate to based on: the CODI (Certificates of Deposit Index), or the Wachovia COSI, which is their Cost of Savings Index.

I can't find any information online which compares these indexes, so I have no idea which would be best. Does anyone have information about this, and how to make an informed decision?

I am concerned that one or the other could wildly fluctuate separate from the market.

and say a month or two later my credit is good , middle score over 620......then can i refinance my loan to a prime loan ?

(i was just about to apply for a home loan as i have good credit due to authorised user tradelines, since this will change on sept 1 i wanted to get my loan before that. this morning i notice an incorrect entry on my credit report ($650). i will fight it but it will take 30 to 45 days.......too late for me because as soon as sept 1 hits... the au lines will not be considered and my middle score will crash )
