i would like some information on how to get started from expeirenced investors who have succeded in this field. I have all the proper resources to flip homes such as: licensed plumber, a/c & heating tech, contractor, loan officer, and real estate agent. all i really need is some guidance and loyal investors. any ideas....

I have a smaller house that I'm going to put up for sale. The basement has a 10x10 den, 10x18 family room, and a 12x16 workshop area. When I bought it, only the family room and den were considered in the square footage of the house. I've read online that to be considered "finished," a basement room needs to be heated, cooled, and have a finished floor. My workshop has all 3, plus a window. Can I consider this as finished square footage when I sell? Or is this up to individual appraisers and realtors?

If you can't afford the payments on a 30-year fixed, then the government needs to stop mortgage companies from "helping" these people with "interest-only" loans and "adjustable rate" mortgages. When one person defaults, it's his problem. But when a majority default, it's the economy's problem.

i am in university in my first year , i am doing a degree in human resources management and industrial relations. the only reason i am going to uni is because of my mum wants me to go to uni so that i can get an australian RP ( i come from the UK) , i dont really want to go to uni because i dont see the point and they is no degree that actually interest me.

well the thing is that i want to start my own business and i need to know what people think about this business that i have in mind . well the idea is that i
STEP 1: buy 2 houses and rent them out using a real estate agency hence i would have a constant cash flow coming in .
STEP2: save up the money that i would be getting from renting out the 2 houses
STEP3: buy 2 or 3 more houses and rent them out
STEP 4 ; After about 2 years from the money i would i have saved up ,try and invest /buy a small hotel
i dont really know if all this would work , or i am just fooling myself . and i am 18, is this really realistic?

We received a letter from our mortgage company that states they are raising out mortgage payment, but the interest has remained the same. Can that happen without consulting us? Shortly after, we did receive a statement with the "new" monthly amount due. We are talking $700.00 more a month. We have contacted the company and no one returns our calls or responds to our faxes. We have been sending in our original payment amount until we can get answers.

Is this right? I am looking for serious answers only. Thanks for the help.

In Texas, my friend married a man that had purchased a home several years prior, with his first wife. Three years after the original purchase, be had another Deed and Deed of Trust done, releasing his ex-wife from all responsibilties for the home. About eight years later, after he and my friend were married, he told her he wanted to refinance the home and have his ex-wife removed (which we find out later had already been done) have my friend put on the home and refinance to get cheaper payments. A Deed of Trust, but no Deed were issued in both their names when they refinanced. Now they are getting a divorce and he is telling her that even though she is on the Deed of Trust, she has no ownership in the home. She has talked with three different divorce attorneys who tell her that this is possible. How could this be. My understanding was a Deed of Trust was held by a Trustee until the note is paid in full, at which time the Trustee releases the property to the borrower, which she is.

a little over a mo. ago i was asked by my fiances family to give up my career and move to new mexico to live w/them his mother has mental issues as the whole family knows and she now says i have to get out now. i got no money and nowere to go i gave up my job,house, and left my family to do this. i need to know if i got to go now or if i get a wk...or a month to get things figured out? please someone know how to help b/c this is urgent maybe a number i can call to get leagal info. anything....thanks so much good day to all.TC =)

I will be moving in August from an apartment where I pay $700 per month for rent to one where the rent is $653 per month. When I move into the new place, my rent will be prorated so that I will actually pay only for the time I am residing in the apartment- from the 12th til the 31st, or $409.60 ($20.48 per day for 20 days).

My argument is with my landlord (I don't have a lease or rental agreement), who expects me to pay the full August rent of $700 before I leave for the new apartment. By my reasoning, I should pay $22.58 per day for the 11 days I live there, or $248.38.

I do not want to start a huge family feud, because my landlord is also my sister. If my reasoning is incorrect, I will happily pay up, but it seems insane to me that I should owe for time I'm not there.

Who's right?

Do I receive a check for all proceeds, and then pay off my mortgage and home equity loan myself?
Or is my agent going to gather info on my current mortgage lender and home equity loan lender, and send checks directly to them after closing?
We just signed the contract for the offer and acceptance, and closing is to be done by July 31.
Also, should I notify my current lenders ahead of time?
