i;m renting a flat with a 6 month contract which ends in september.i would like to move out now but im not sure what my landlady might say?

Chances are you will liable to pay until the end of your contract - read what you signed as will all be in that. You could try and find someone to replace you and plead your case. If you just move out, you will lose your deposit and may even go on a bad tenant register that the agents will have.

Most likely she'll say that you owe the rent through the end of the lease contract. When you break a lease, you are still liable for any rents due until the landlord can place a new tenant.

In most jurisdictions the courts have ruled that 2 months is sufficient time for a landlord to place a new tenant but local conditions may affect that either way. As a practical matter, that would put you close enough to September that it won't make much difference to you financially.

I used to be a landlord in both the US and UK. On the few occasions that someone wanted to break a lease (or AST in the UK) I would normally agree in exchange for a penalty equal to 1 month's worth of rent if they were otherwise a decent tenant and had a good reason for wanting to break the lease. Of course your landlady may not be so easy but you won't know until you ask.

You have made a commitment to stay until September, and you signed the lease as a measure of that commitment. It will cost your landlord to get someone else to rent and so you either have to stay until the end of the tenancy agreement or pay his costs to find someone else to rent it, either through advertising or an agency. Put the shoe on the other foot - think what you may say if your landlady suddenly asked you to move out before the end of the tenancy!

when you sign a lease its a credit agreement im afraid which means you are liable for the rent for that period regardless.try having a chat with your landlady is she a very approachable person? if she could find another tennant quick she might let you off if shes nice. otherwise im afraid you will have to sit it out until september

I'm not sure what she might say either; the best way to find out is to simply ask her.

If you permit her to start showing the flat now and maybe offer to pay for her ads to find a new tenant she might go along with you and let you move early.

One thing is certain; you won't know until you ask
