My husband and I want to put up a 6 foot wooden privacy fence starting at our back door and going around to the other side of the house, completely closing in the back yard. We are looking at about $1500 in material if we do it ourselves, but will we at least get it back when we sell, if not more?

I made an offer on a house yesterday and my Realtor said that the house is owned by a bank and as a part of what they want is a land survey done. The entire back yard is fenced in, so why do they insist on a land survey being done? What is the purpose of a land survey?

I have lease until the end of August. Upon mutual consent the landlord put the condo for sale along with few other condos. Putting up the condo for sale is under new signed contract and I would have 1 month to vacate if he recieved signed offer. If not sold I will be responsible to honor the contract. Since my unit was the best one, he took my condo off the market until other two were sold. Meanwhile I bought a house and moved. Due to his deceptive BUSSINESS decision I am paying the rent even though the condo had potential to be sold? Can anyone help me the right way to proceed.

tenant is still living in my unit, has refused to renew contract and refuses to pay rent what should I do?
she is living in my unit out of contract and pays no rent. she is even abusive and arrogant whenever I ask for rent or contract renewal.

I am wondering what stategy to employ in the future with regards to buying property. Is it better to rent for now? Will house prices drop? Will there be a recession or sorts in the next decade? Can house prices continue to increase and is the financial gain in selling completely relative? Advice and economic insight welcomed!!

If you have 500 acres and want to sell it off in 10 acre parcels can the county government planning and zoning really prevent this if it not approved or can you get a lawyer and go around their decision? I understand some issues like wanting to build a sewer treatment plant or feed lot next to mass population areas should be rejected. I also understand there must be some factors with smaller size land parcels like water supply or roads but there is a demand for smaller size land parcels and it seems a person is not allowed to break up a large land parcel without planning and zoning approval.

I'm 21 and live with an emotionally, verbally, and financially abusive relative. Therapy/confrontations/all else have failed. I need to move asap before the situation becomes any more unstable and I completely snap. Problem is, I have nearly no money at the moment. I lost a lot in a fire several months ago, had to move back, and somehow fell into the trap of allowing this person to control me again. I need to move out, soon... but how?

My friends are too far away to stay with, so that's out. I could get a well-paying IT job, like I had before the fire, if I could only find an apartment to commute from to go to work, and make money, and pay rent, but I simply can't do it from my current location. Is there a service that could help me? The thought of social workers observing my household terrifies me, because of the backlash I'd get from my relative. I don't have any other relatives I could live with. If I could get a well-paying job, should I take out a loan for initial rent? Help!

We are currently in the process of purchasing a home. However, after having a thorough termite inspection, we found that the shed, which is about 15-20feet away from the main structure, has termites and carpenter ants. The home, which is made of brick, didn’t seem to have any problems. However, as the termite inspector noted, in Maryland they only inspect up to 3feet away from the structure and so they couldn’t see if there was any termites around further than that.

My question is, since termites and carpenter ants were found in the storage shed next to the home, would they migrate over to the main structure? Would they cause depreciation in the value of the home?

We are already in the process of signing the final contract and this was a last-minute thing that we did, a fast response would be greatly appreciated.

the tenant vacated their apartment, and a day later my roof was leakin, i had an estimat for 4,000 in damages. the upstairs condo owner left a note to contact her and she had a couple different estimators come in all around the same 4,000 price range, after that, i was no longer able to contact her. when i finally contacted her, she stated she would have helped but she thought i was being ''greedy''. mind you, there is mold growing on my walls and ceiling at this point. anyways, she says i need to take the tenant to court. i just find it strange that she was willing to take care of it until she found out how much it was really going to cost. i just need to know which i am supposed to take to court, i just thought i am supposed to take the owner, and then the owner is supposed to take the tenant. and advice? im in Oklahoma

I have been in my house for 1 year. But my real state agent never went over the inspection report with me, not only that I didn't even get a termite inspection. I am a first time home buyer, I'm only 27 and my sister is 21. These are some of the things we didn't know, and our real state agent didn't act fairl by at least telling us what we were getting ourselves into. In fact I just found out, her name doesn't even appear in any of the documents we signed. NOWHERE AT ALL !! Me and my sister don't know exactly what to do. Just wondering.....salary is a huge deal to me because growing up my family did not have very much money. I always wanted to be a doctor but recently changed my mind because I want to be able to start a family soon.....and I have always been interested in real estate. I live in a very expensive city, and cant even afford a house myself!!! haha!!

I just bought a house and I'm considering selling it in the next 2 or 3 years. I've been thinking about refinancing and getting an interest only loan to lower my payments until I sell. Does this make sense? If I got an interest only loan would that mean that I would have to pay the insurance and taxes separately? Would I be bound to the loan for the entire length of the loan period or could I sell before the period was up?

All answers welcome, but answers from those with experience in this area who can help me weigh the pros and cons would be appreciated.

My tenant is buying my house. Great, however, (1) I know very little about For Sale By Owners. (2) I live in another State. Question: is it cheaper for me to get a lawyer or real estate agent to handle any paperwork/disclosures for me (and) who is more thorough? There would be no negotiation involved, as the price is settled and the buyer is obtaining their own financing. Thanks for your comments.

I'm thinking of having Wausau Homes in Wisconsin build a modular home but without talking to someone I was hoping someone had some ball park figures on total cost for me? something with a basement and around 2,200 square feet or so. Anybody have any figures??????

I live in California, I know that in some areas like San Fransisco, and Santa Rosa County there are laws that specify the spaying and nuetering of certain breeds of dogs, but they are NOT banned from these places. I was wondering how certain housing units, such as apartments, condominiums, and even houses can discriminate against larger breeds of dogs such as Pit-bulls, German Shepherds, Huskies, Chow Chows and other dogs when looking for a place to live, if BSL has not been passed in California. I understand that if a landowner does not allow any dogs, because that is resonable, but to not allow certain breeds, how is that allowed?

My air conditioning went out in my apartment and it has been broken for 2 weeks. They have come twice to fix it and haven't been able to do so yet. It has been over 85 degrees in my place the whole time and it sucks. Am I to get compensated for my having to put up with this?

My house has been on the market for 30 days. We have had 2-3 showings per week and an open house. Two couples were interested, but had not even put their houses on the market. Is there any way to counter having to show my house to people who are not truly ready to buy? It's a pain to turn on all the lights, have it spotless and leave the house or not be home several times per week.

I currently rent a 1300 square foot unit in a strip mall. Its becoming clear that the landlord doesn't want to put any money into the building. Today the air conditioning stopped working. I cleaned all the filters and it seemed to blow more air but it wasn't cold and it reached 86 and I have a dog grooming salon so I can't have it that hot with dogs in there. My landlord said they would fix it this time because I just moved in, but they are not repsonsible next time??? Why not, isn't that part of the building? Its in Massachusetts if that matters. Please help.
