In most states if a contract expires, the tenant reverts to a month to month tenancy.

If the tenant is not paying rent, you must start what is called evictinon proceeedings.

Perhaps a local real estate attorney, para legal or service such as Unlawful Detainer or UD services can be used to make sure you evict the tenant in a lawful manner.

The question here is who is wagging the tail and as a landlord you must protect your rights or face lack of income and a deadbeat tenant.

Good luck

Start eviction proceedings immediately! Call your attorney, local government, or a realtor as to the eviction process in your area. These issues can take months to resolve, if she is in breach of contract start now! Your tenant sounds like she knows this a difficult process and there is basically no recourse you can effectively take against your tenant (b/c they don't have anything to take) Good luck!

Time for a legal eviction action. No landlord is required to tolerate a freeloader in his/her premises. Contact your local authorities for advice on how to proceed.
