This is the third offer I'm putting on this townhouse. The asking price is 306K...Last week I offered 260K (what she paid for it 3 years ago) and she didnt even respond. Then I offered 280K, and she didnt even respond again. Now Im offering 290K, and I'm still waiting to hear back from my agent. I really love this townhouse, but I feel the seller is unwilling to compromise.

My agent says even 280K, in a low housing buyer's market like this, is a good and fair offer...and the listing agent would be surprised if the seller just didnt respond to 290K. Do you think it is a fair offer considering similiar units in the same complex sold for the same or less? Its obvious she wants top dollar for her townhouse, but the market is a seller's market that really doesn't bear top dollar prices and she didnt put much improvements into it.

Do you think she will at least counter-offer? I think 290K is a very reasonable offer to at least get a response from her. What do you think?

There are roughly 16 home inspectors listed in the phone book for Charlottesville. There were 394 homes sold in Charlottesville during the month of May. I'm hoping to start this job part time….I'd be happy doing 2-3/week which equates to approx. 10/month. Do you think this is an unrealistic goal in the beginning. Assuming all 394 homes get inspected (which probably isn't true) this would equate to a 2.5% market share. Unfortunately, I don't have the statistics for the surrounding areas, but the home inventory is actually larger, the farther I'm willing to travel.

The house was mine that I worked so hard to build after we divorced due to his control issues. I took him back a few years later mainly because of our autistic son. He moved in and we built on to the house only after I filled out a(quit claim) so he would have interest in it. Now the payment is so high I can't afford to keep it. I am so angry that he has so much control over me and now without him I lose my home. I want him out of my life and he has no good reason for this debt. Can I file a civil suit? We are not common law. My payments went from $ 635.00 in 1996 to $2500.00 in 2007. All but 60,000 is left in equity and he will take half of that. This place is beautiful 20 acres in Montana. My only way is if I could rent it out by the week as an investment property to vacationers. Any good answers for me?

I hope to make this investment the beginning of my sole proprietorship, but i'm a little confused about how i will file my taxes because i will be residing in the rental property with three of my tenants. I need some information regarding how taxes and deductibles work in this type of situation.

Especially in the category of dogs. I'm positive that anyone's kids do greater damage than my amicable, lazy german shepard, but we are perpetually discriminated upon by landlords whom set unrealistic and unbased restrictions against breeds and weights. These landlords and corporations are the scum of the earth and should weigh potential tenants on credit scores and references, not antiquated forms of discrimination. In this case, blatant pet biggotry.

My daughter and her fiance' live in St. Louis County, Missouri. They went to renew their lease and the landlord told them that becuase they had a child under 18 years of age (the child is 7 months old), that she had to get a 2 bedroom apartment because of the "fair housing act" . It is only her, the fiance' and the baby in the 1 bedroom apartment.
I have never heard of anything to this sort and was wondering:
1) Is there such an act
2) If there is such an act or law, how can I acquire more details to it.
It didn't make a whole lot of sense to me but I want to check into it further for her because now she thinks she has to either move or transfer to a 2 bedroom which neither is affordable to them.

I had to terminate my lease on my apartment and advised the leasing manager. A couple weeks after leaving I received a phone call from their collection agency for the fees (termination fee, concessions & a month of rent). I told them i couldn't pay them because i still hadn't gotten a job, now i do have a job and called to make payment arrangements and was told I can only pay in 3rds. They aren't working with me and now they are harassing me and sending me to collections. I don't know what to do.

It's time to sign a new lease and I feel that I should be reimbursed for the broken amenitie. My question is how much should I ask for back?

when we already paid for the building to be built?
Food for thought, more or less.
The government found out that being a landlord is very profitable.
As a landlord myself, I have to buy the building, maintain it, pay taxes on it, and pay for damages from an uncollectable tenant.
Section 8 gets all that for free.
The rent money goes right into their pockets.
Therefore the more deadbeats they can attract, the more money they make.

Just wondering, if I'm shopping around for mortgages, can I get pre-approved by more than one lender? I wouldn't see why not, but wanted to make sure.....

Are you committed to a lender after getting pre-approved, and how can I make sure multiple pre-approvals don't hurt my credit too much?

Thanks!

I have a question that I need some help on. I am renting a home through Land Contract. The owners recently moved to another state, and want me to send them payments instead of sending the payments to the bank like I have been. They told me they would set up an account through the bank that they got the loan through so I can make payments there, but they have not done that yet.

My questions is. If I send them my payment and they don't make it. Can the bank take the house from me? Would they let me keep the house and honor if I show them proof that I have been making payments, and that I have a Land Contract agreement and just go after owners? Or would they take the house and make me move out.

I don't feel comfortable sending the payments to the owners. I don't understand why I just can't keep sending payments directly to the bank like I have been. Please give me some guidance on this issue. Any help would be much appreciated.

Thanks so much for your time,
Bobby

The seller was a real estate broker, and I had no agent representing me - so I believe his fiduciary responsibility was higher than it would be otherwise. After discovering a slab leak a couple of weeks ago, I found out that the seller had been included in a class action lawsuit against the manufacturer of the faulty polybutylene plumbing pipes. Because of the case settlement, he could have replaced the pipes at the manufacturer's cost, but he did not. Years later, I was sold the property and the pipe situation was not disclosed to me.

My understanding is that real estate transactions in California require full disclosure, and that a lack of disclosure could result in the seller's liability to the buyer. Do I have a case to sue the seller for the $6000 cost of replacing the pipes?
