I live in Colorado and I'm renting a house that has a hot tub that's on the lease. Problem is, the hot tub isn't working and hasn't worked since I've moved in. It's time to sign a new lease and I feel that I should be reimbursed for the broken amenitie. My question is how much should I ask for back?

It has been asked of the landlord that the hottub was broken since the get-go.

You won't get any reimbursement for the hot tub being broken if you didn't ask to get it fixed. DUH! Start by asking the landlord to fix the broken hot tub. If he agrees to do so, you don't have an issue. If he refuses, you may be in a position to ask for a rent reduction, but don't count on it being more than a few bucks a month.

You won't be reimbursed for the broken amenity. You may have reported it, but apparently the landlord doesn't think it is an issue. The landlord doesn't have to fix things that aren't essential for your quiet enjoyment of the property, and as you said, the hot tub is an amenity. If the landlord intends to raise or maintain your current rate, and you want the hot tub functional, this is an ideal time to make this an issue.

If I were you, I would asked to have it fixed. That way, you could make the argument that not everything is in working order.

I agree that you will not get any money back. At least, I would never give someone money back if they didn't notify me that something was not in working order.
