what should I expect from the seller? Replace it? Credit me? Nothing?

I agree with what Miss Emily said: although, don't expect to much. A seller may think that as long as he got away with the floor the way it was, you can too, so, take it or leave it.
If the housing market in that area is closed, no one buying, then you might get your way, if there many buyers, careful, he might tell you to walk.

A detached garage needing a new foundation probably should be leveled and start over. Any new foundation work is not an inexpensive repair, and can be shoddily done.

You can expect to negotiate with the seller regarding repairs. Insist on being involved with the process and approving the work. A reinspection should also be done to make sure the improvements were made correctly.

Negotiate with the seller. The lender may require that a credit be made, or even proceeds held from the seller to pay for repairs.

The appraiser will have to note this on their appraisal, which the lender will see.

Kind of like , if the house had major major termite damage, the lender will often require that funds are placed aside (in escrow) to go towards fixing the problem.

Talk to your real estate agent.

Foundation, is expensive and serious repair, you should ask the seller to fix or credit you.
Better if you use the lower for this negotiation.
