I'm a first-time home buyer so this process is very new to me. I found a lovely condo in a great location. I'm approved for a loan where I can lock down this rate with zero points, putting 3% down of the purchase price. Also getting $15k in buyers incentives (to be applied to closing costs and reduction in final purchase price). I plan to live here for 15+ years. Thanks!

What do leasing agents look at?

I'm looking at buying a particular property as an investment.
It has a decent gross rental return (6%) but has been on the market for 6 months and has not risen in value over the last 5 yrs (as stated by the real estate agent). It is close to the town centre of a growing town, and has a very steep driveway. It is 10 years old. I intend to get a soil inspection to ensure the ground is ok, as the house is on a high. Should I make an offer, say 5% less than the asking price? Why wouldnt the property increase in value when all other properties in the area have?

The asking price is 235,000, rental income is 270 a week. The current tenants have been in there for 5 years and are happy to stay longer. It is through a commercial realtor. I probably wont use a property manager as it is low maintenance and there are existing tenants. It is a quiet street, which isn’t far walk from town centre. I will get a building inspection

We own our house and land. Our house is old and needs alot of repairs. We were thinking of tearing the house down and putting a trailer on the land. Some people tell us we can't do it in the city. Others say we can.
If anyone knows, please answer this question.

My landlord really stinks when it comes to making repairs. I've reached my wits end and waiting for my lease to end in another 6 months. Gas company recently did test on gas lines in my area. My gas line did not pass test and gas line collapsed so the gas company turned off my gas until landlord replaces my gas line. I am without heat and hot water. It's 30 degrees outside! I bought a couple space heaters to stay warm in the interim and can shower at friends house. Question is, can i legally deduct cost of space heaters off rent?

I have a 6 yr old townhome in NC that I have been living in for 1 year. My boyfriend also has a townhome that he purchased brand new last year. We are thinking of living together and thus one of the places needs to go. Since his home is newer and larger we are thinking to move there and rent mine out until we can afford to sell both for our new home together. What do I need to do get started with the process? Should I consider doing a rent to own since I want to eventually sell it anyway? And how do you go about setting up a rent to own situation if so? Any help would be greatly appreciated!!!

I live in CA and am doing a final walk thru with a tenant (actually being evicted for breaking lease for a number of reasons) and was wondering what the law is on how many days I have to return the deposit after there last day. Also they were supposed to be out at 5pm today (sat) but aren't going to be moved out until tomorrow..should I charge an extra day? Honestly, I just want this over and done with bcuz of all there games. Any advice would be so helpful.

Also, anything special I should check for on the walk thru that wouldn't be obvious to the eye?

I can refi and cashout about $10,000 and add the loan costs to my loan and still have same payment, or less, as now with same type loan just lower interest. I'd owe about $17,000 more than before though and start a new 30 yr period. My current loan I've only had for 14 mo's. Is it worth it to do? Is there a formula that tells you when it pays to do this?

I'm 18 and i'm still in grade 12. This is so because we moved from another country to Canada, so i have to take another year in high school. So I'm planning to move out after graduation, so which do you think is better? Apartment or renting someone else's basement? Well my plan is, i'm gonna go college while my parents pay for it, and all my other expenses are mine(rent, bills, etc). I have yet to tell my parents about this. What do you think is better: moving out and going to college while working part time? Or Finishing college then moving out? I mean i have not yet experienced college while working, so whoever is working while in college please help. My parents are getting annoying about everything so i wanna get out of this place. You know, while you grow up they just do get annoying.
Serious answers please.
Thanks.

I live in UK. My house is next to an empty plot of land which adjoins a scrap yard. I wonder if there is a way of getting the land developed. The scrapyard frequently burns bonfires and a few years ago the whole street had to to be evacuated because of noxious fumes.
