I moved into a house with 3 other people in June 06, subletting from the previous room occupant until August 06. I was instructed by the landlord to give my last month and security deposit to the occupant who was leaving. When the sublet ended I stayed, but was never given a lease to sign (although I did ask about it). On Dec 6th, I gave my roommates 27 days notice that I'd be moving out on the first of Jan. I talked to the landlord and he says that I would be receiving my last month/security from the new occupant. I knew some people who were interested and was helping to find a replacement, until my roommates decided to deny my help, saying they had people coming to look and they would be making the decision. What if they don't find someone they deem suitable, or they do and then neglect to give me the last month/security that they collect from the new roommate? Do I have any rights, or can I take any action?

My father lives in Nebraska and is trying to sell his restaurant/lounge it also has an attached beer garden built on. He has had it on the market for 4 months and not a nibble. I don't think his realtor has my father's best interest in mind. He has a bad heart and really needs to get out from under it. Any advice on how he could get rid of this commercial property quickly, is greatly appreciated.

We verbally agreed that he would pay closing costs from his $153K asking price and to get some money back I would borrow $17K above asking price and he would give me the $17 K difference after closing! He has since closing refused to talk to me or give me any money!!!! The agreement between us was verbal and is nowhere in writing, even though I have a witness to the verbal agreement between us! Do I have legal recourse for the $17K?

first off this is for the state of nevada. why shouldnt i be a licensed agent if i want to flip houses. i thought you had to be. also do u have to have a bussiness license or contractor license. if so what kind and please explain everything you know. also can someone explain the "code of ethics" to me? I am 64 ( retired ) and my wife is 59..We are both on the original mortgage which is paid off. To qualify she will be taken off the co-ownership of the house. We are doing this because we are broke except for my social security check so we couldnt pay any fees until the loan was in our hands. Our home is due to be appraised for a refi in four days. We were in the process of putting in a new stone walkway when I fell on a rock ledge in a park and hurt my shoulder. I've put down about 15 feet of stone, and there's about 15 feet left to go to get to the front porch.

Same week, my husband had surgery and is recovering still.

In addition, both our kids have been sick and unable to be as helpful as normal.

I also have partially tiled the bathroom walls and our laundry room has a new plywood underlayment floor, waiting for me to tile that.


With four days left - should I try to get all the stone walk way finished (it's freezing here....,) the bathroom tile finished, the laundry room floor, or focus on having the house sparkling clean?

I'm the only able-bodied person in my house right now and I can't do it all. When I try to prioritize these, I just feel overwhelmed.
Where would you start? What would you make sure was done, then get to as time permitted?

Our realtor is surprised that we have continued to make payments on our house thru the drawn out short sale process. I know that most people who choose a short sale have already defaulted on their loan, however, we have not. We've never paid late. We're very dedicated to having a clean credit report. (We unfortunately had no choice but to try to do a short sale because of some other circumstances). SO, I just want to know if it even matters (now that we're doing this short sale) if I make our house payments! My reasoning has been that I didn't want dings on our credit for being 30 days late...but maybe I'm all wrong...??? Thanks for any input!

I just got talked into buying a Timeshare in Las Vegas and now I regret it! I feel like such an idiot, I should have known better! But no matter how I figure it out, the cost per night after 25 years is still going to be 149.00 a night! Its a rip off and I want to get out of it.
