we are looking to buy directly and want to see how much money we will help the seller save. In otherwordw what is the average % that the estate agent charges the seller

UK
Sole agency may be 1% + vat
Multiple agency 1.5 - 2% + vat
Internet Agency is fixed fee usually bout £350 - paid up front no further charges. Get your local paper, they will probably do a property supplement once a week.

you dont need to use an estate agent, look on the internet for selling your own home. they will take as much as they can legally take, 2 or 3 percent of the total value. if you can cut out the middle man you'll save lots of money. it does mean more work for you, but might be worth it. also dont take the first offer of your bank to help you out with selling your home. the bank only cares about making money they will screw you.

In the Uk about 1.5-2% but there are other agency costs we got hit with when we sold ours (which I swear we weren't told about but were apparently in the small print - no wonder estate agents are despised) - which was about an extra £1000. All in we sold our flat for £103,000 and paid just over £2500

United Kingdom: average is 1.5%-2%, assume 1000 GP on a sale at the low end for example.

I recently sold a maisonette for 1.75% + VAT.

Estate agents normally charge 1-2% + VAT.

Depends on the area of the US but around 7% in the midwest
