I have three other mortgages other than my primary home residence , as I was trying to become a realestate investor.

I have fallen very far behind on all of the other ones, due to lack of recieving payment from renters, I was able to make a payment arrangement with the lenders, but find that the repayment payments are so high that I am finding it difficult to keep up with them also, can't seem to get the property rented in such a short time.

my so called co-investors hav bailed out and are not contributing, although their credit is also at risk.

I have a realtor trying to sell , however ,no luck there so far.

My immediate issue is that the first repayment was due two days ago, and I did not have the money, although I have already made the iniatial $9000 down payment. it is a commercial property. can a realestate attorney help me ?


I have had many {I'll look into it promises }, but nothing seems to work out. can I get the lender to give me more time ??

I initially filled out property form of potenial repairs and the 2 bathroom tub was running hot water and put in request to have that fixed. I a 8 month time framed the leak had worsen that a reflect a electric bill of 450.00 last month. After I complained to the leasing agent of the amount and that i am unable to pay the the bill plus the upcoming rent. The owner got someone out to repair the leak immediately. I have payed my rent on time, even paid for repairs that the owner was reponsible for and deducted it from rent. Now, the owmer is unwilling to work with me on high bill in the result of not taking care of a 8 month repair. I had also had put the requst in on two other occasion.

given the holiday season, i c/use some extra cash, ( i know, who couldn't) & it was suggested to me last night to call the bank on Monday. Is this something that c/be done? (move my Dec. payment to the end of the note or s/ i just save myself the embarrassment of the call?)

I am disabled and have leskos books on getting gov't grants,like buying a home.There is so much info I am overwhelmed..I am phy.disabled ,chronic pain-depression(chronic)I want to better my life,I feel as tho Im slogging uphill in quick drying cement lol, ya know?my highest credit score isaround 694 0r 703 lowest is 496.I get confused really easily ,not looking for pity its just the way it is -for now..I live in Shasta county buy would like to live in siskiyou or shasta co. here I guess. I have bought properties in various states, but I do have negative cash flow. Not much, just some, but that still disapoints me. Should I be disapointed. Can any one provide me with comforting data, not just opinion?

My son moved into an aptmt. The paint was chipping on the walls and for curtains, there were old ripped bed sheets. He lived there for about 2-3 months and then gave his 30 day notice. He was waiting for the deposit back, when he finally got it back she kept 120.00 for curtains and 85.00 for a new lock on the door, because he brought the key back 1 day late. Anybody know the laws in the state of Minnesota? Can we report her anyplace?

Dear Angie Sabater,

This letter is in regards to 1212A S Boeke Rd. My residency of the last two months. I was reviewing my lease and feel as if you are not upholding your end of it. The issues I am about to state have been brought up multiple times since I moved in.

1.The wooden pallets that were next to the house on my side are now in the back yard due to my mother because they were such an eye sore. They are sitting there along with refuge from the apartment next door with a disgusting mattress, a broken TV, computer, and rolled up rugs. These items attract animals and rodents. This is not my style of living.

2.There is an odor in this home that I was assured was from the rugs that were removed. But there isn’t one person that has come to my home and not commented on the stench. I believe that the basement area under my living room is the cause of the smell due to previous pets using it as a litter box.

3.Granted you are taking care of the roach situation, I am very displeased that it was not brought to my attention before I signed the lease.

4.The basement is of no use due to what I previously stated about the smell. There are many roach bodies lying around down there and I don’t feel that I should have clean that up due to disgustingness. I most definetly would not want to use my vacuum down there as it is my own personal vaccum that I use in my living areas.

5.There was absolutely no weather stripping in the door jams. I had to seal them off with foam weather stripping.

6.Windows are so drafty that when I lit a match the flame flickered due to wind seeping through. We did attempt to tape up windows with weathering tape but still every morning I have extreme/dripping condensation on the glass.

7.The stove that was provided with the apartment is not in sync with the outlet provided, so I am forced to use an extension cord across my kitchen floor under my sink. This is not safe.

8.The lease states that you would maintain the yards appearance. There are leaves and debris everywhere.

9.I was never provided adequate garbage cans for your property.

10.The phone jack does not work in the hallway. I only have one working one in my bedroom.

11.The bathtub constantly drips warm water, which means water that I am heating and paying for.

12.I wake up with my eyes red and irritated every morning, which I believe is due to a buildup of mold in this home. Which is visible on the exterior of the house.



I work 2nd shift, and when your brother occasionally stops by I am usually in the middle of my night and not alert enough to stress what needs to be fixed or needs to be done. But I have mentioned all of the above.

I don’t want to be considered a complaining tenant, but I believe these are of just cause to discuss with you.

As you can see I have stated over ten things that are of nusiciance, and took way too long to get fixed. This is my first apartment and much more stressful than I had anticipated. I would like to request my deposit back and am giving you a full 60 days noticed that I will be leaving.

My grandmother has aquired debt in total of $10,000.This is mainly due to using credit cards and such to purchase fuel for her home, new oil tank, new furnace and several other necessities over the years.She is currently living on a fixed income of 1200. per month.Right now, creditors are harassing her left and right and she is struggling to pay the bills.I help, but I am not rich.There is only so much I can do. She is overwhelmed and the taxes are due on the house in January. I went to LendingTree.Com. and came up with a Home Equity Loan from Champion Mortgage.How safe is this?Is this the right thing for her?Any other options? They charged her to assess her home. Are their closing costs that must be paid before she receives money? Even if she doesn't get approved? I would hate to see her lose her home. Please help!

My landlord has left a queen size mattress, broken TV, carpets, computer and many wooden pallets lying in the back yard for weeks that werent there when i moved in. The lease says that the landlord would keep the premises. Is i feel like im living in the projects. the landlord promised multiple time they'd remove it. they havent. im tired of waiting. and theres many other things that they have breached also. but wuld this be enough to get out of my year lease and get my deposit back?

I sublet a studio apartment on June, it was month to month. I moved out on August. I gave USD$ 1,000 as a security deposit and after all this time the lady didn't get me my money back. She was out of the country but she came back 1 month ago. I asked her again this week and she said that when I left the landlord found some damages and she will keep between $200 or $300 to fix them. First I'm pretty sure I didn't made any damage, but I have no pictures to prove it, second I don't know why she didn't mention this when I asked her about the deposit.

Do you think she can keep that money for the damage, even when is 3 motnhs after?

I'm in the Bay Area Clifornia and I accept that the market is slowing, if not popping. But does that make it a good time to invest in real estate or a bad? I've heard it might be in a slump for 5 to 7 years, but does that mean that prices will continue to drop or that they simply won't raise? In the last bust of '89, were prices stiff failing 3 years later?

I was holding a personal note on a house I owned. The person that was buying it obtained a conventional loan and I need to give him a release of debt. I'm not sure it needs to be in a legal format or a simple letter stating the dept has been met.
