my friend is in the process of buying a home in NC. they paid 1000 earnest money to the sellers agent. the sellers accepted an offer to sell the home in the contract it was stated to close the 1st week of dec2006. it took a week to get the home agreement back from the sellers. also the home inspections was held up because of slow coordination on the sellers agent part. these items were needed to submit to my friends lender. well they are pass the 1st week of dec and the sellers agent sent a letter stating that if the deal is not closed by mon at 4:00 that they will with draw the deal and put the house back on the market. my friend have already paid them 1000 in earnest money and over 1000 in inspections & fees can they do this as they contributed to the delay

I sold a house to a guy in Big Spring. We have a notorized contract stating if he is late more than once without notifying me before hand, that I have the right to take the house back. He has been late many times, told him this was it, never returned phone calls. What do I need to do to be able to relinquish his rights to the home so that I can resale or donate the home elsewhere?

Let me make a long story short- we have roaches in our apt. We have had them for many months. Landlord has been notified on numerous occasions and sends pest control out every couple months. They spray in apts and roaches still come back.
We have a baby. After researching, I found how terrible the chemical can be and was residual effects it can have on children. landord is aware.

They said they knew of source and tenants were warned. Also if problem continued they would evict residents where source was.
Landord has breached Addendum with following rules and regs for cleanliness. It is the landlords job to follow up if they know another resident is not following those rules. They never followed up after my 5th complaint!

They have breached quiet enjoyment and peaceful living addendum.

They have been notifed by me certified mail that we will not renew and effects on baby. Lease is up 1/31. We want out this month not Jan- are we breaching if they breached 1st?

I had an appraisal done with my home and it was for a bank. It didnt work out and I have another bank that has a good rate and accepted me on my appraisal quote from the other bank. The problem is; my appraisal was done 2 weeks ago and was using a high comp that was almost a year old. Now the new bank said we can use the appraisal done 2 weeks ago and have it transferred and its a go. The appraiser said it is no longer leagal to do that and would need to do another appraisal. That high comp is no longer available and now the value is down 20 grand which puts me out of the 80 20 rule. In Massachusetts is there any legal way to use an appraisal from 1 bank for another if all parties agree?

Property Manager exploring alternate lines of work . What types of jobs should I consider in the future?
I have been a Property Manager for 20 years with no formal education. I am wondering what types of jobs will share similar skills that I should consider? I cannot be an on-site Manager since I am a homeowner now. I've been considering getting a degree but which one would be most desired to further my current expertise? Are there online colleges you'd recommend?
I primarily work in an office setting but often go outside the office to inspect homes, show homes and check repairs. I prefer that in/out combo so as to not be stuck in an office/cubicle all day although I may not have that choice priviledge.

I have a 15 year mortage on my home. I am planning on selling it and moving in about 18 months. What should I do to get ready? What will make it sell faster? I don't want to be showing the house too much before I am ready to move because I am afraid it will upset my kids. Any advice is appreicated.

I Have a mortgage for around 335,000 and I took a home equity line out for 35,000. I was thinking of doing a refinance and getting out of the adjustable arm I have and locking into a 30 year fixed. But then I was wondering. When I do this my payments will jump to around $2000 a month if not more, so why don’t I just pay the extra $600 a month now to the mortgage I already have and pay it down?

So I just rented my condo to a lady with a 16 year old. She did not have great credit but she met the income guideline when her court mandated child support was included. Her reference was fine but probally was a friend, who knows. (out of state) So, I signed a year lease with her and her 1st months rent and security did not even clear the bank. They both bounced, I talked to her and she said I could deposit one and the other a week later. Well, I redeposited one and it bounced. So she has not paid me a dime. So, how do I evict her? Can I call her up now and give her a warning, that I am going to start the process?

I am currently an undergrad. I live in a 5-room apartment with 2 siblings, parents and a grandmother. My parents have not been working for probably 5 years due to medical reasons. We are living on savings and help from the govt. In 3 mths time, their savings will dry up and the monthly payment of the house will be impossible. ($800 per mth). Moving into a smaller house does not help coz it will incur more debts due to housing prices and the amount unpaid for this current house. My siblings are studying too. If this problem is not solved, the govt will have to take back the house.We tried working part-time but its impossible to get $800 due to our studyload n the pathetic part-time pay. How? I am lost. I really have no idea what to do. We can negotiate about normal bills but when it comes to house, they always win. Pls help me.
