I'm considering buying a townhouse for 222,000. 3 bedroom/ 2 bath 1200 sq ft. Needs a LOT of cosmetic work as well as new appliances. Seller is willing to pay 4,000 closing. What do you think of this deal?

Ok we were suppose to close on the 30 the date was moved because we were supposed to get a closing check and the company didnt mail it so the check gets there and they say well we have to post pone a few more days because we need some paper work they didnt tell us all of that!!!. Then They get the paper work everyone is suppose to be on track then they say ok ok we finally got closing on MONDAY for sure my dad say do we need any THING ELSE !!! . They so no no everythings on track then they call today and say they need the landlords number and a few other items why are we getting the runa away why are we going through all this bull what does this sound like.

Hi,we have been having problems with our hot water and a leaky faucet in shower, our landlords keep ignoring us, they finally sent someone to fix,it was leaking again within 2 days, we got our electric bill and its 350 dollars!! I am so mad!! I called the electric company and they told me they had to send someone to check it again because its 3x our regular bill, I know it has to do with the water heater, the thing is we bearly get a 3 minute hot shower it runs out so fast, what can we do? Who do we contact if landlord is unresponsive? We cannot afford this kind of electric bill on top of the rent! Anyone please advice??

My fiance and I have recently been thinking about buying a home after we get married. We are renting an apartment until August 2007, so we have plenty of time. I've heard many mixed messages when it comes to down payments and whether or not they make a difference on your monthly payment - and if so, it can be 5-6 dollars even. What advice can someone provide to a first time homebuyer when it comes to downpayments and mortgages?

I am in the business of flipping houses for profit in az. i am buying a house that the former owner died in. Am I legally obligated to indulge this information to prospective buyers? If you do not know what flipping houses means I can tell you real quick. I buy houses for cash and refurbish them to sell for a profit. This particular house I got cheap due to the death of the former owner. I am not sure if Az has a law that requires me to tell perspective buyers about his death in the home. He died of natural causes. If you can help me I would be ever so greatful.

I have a month-to-month lease on my house. It states that "This Agreement and the tenancy hereby granted may be terminated at any time by either party hereto by giving to the other party not less than one full month's notice in writing." I have looked up the definition of a month, and it is one calendar date until the same calendar date in the next month. I gave my landlord my notice today, and he is trying to tell me that I have to pay for the entire month of January. Is there anything I can do about this?

SCENARIO: A 23-year old female is working her way toward obtaining a Bachelor's degree. She and her boyfriend of three years are about to cohabitate. They must choose between a house, condominium and apartment. Their combined annual income is approximately $60,000. She does not like the idea of apartment living since, in her mind, the rent is wasted money and does not go toward owning anything. However, a condo or house are very big commitments and she is not sure if she is ready. Which would be the wisest option for our college student?

My landlord has been going into people's apartments when they are not home. I would like to know if he is doing the same to me. I need a way to tell if he has opened the door but nothing he would notice to fix before he left. AND I also have to get in the door without causeing the same reaction or else I won't know if it is him or me. I know I didn't say this very well sorry.

legal advice about filing a complaint against a realtor
hello every body and thanks for reading my question.
I was about to buy a property in Glendale California. The property is presented by the sellers agents in MLS website as three units. We also gave the seller an offer for three units. The property in fact has three units but in title it says it is two legal units we went to city and verified that it is two units. It means one of the units is not legal. The seller never told me anything about this problem and initially they were saying that I can easily fix this problem in title. How ever people in city said that there is no guaranty that the problem is fixable and they may force the owner to change the property into two units any time.
Now the seller says either back up or buy the property as it is. I already opened an escrow and paid for inspection and appraisal.
I wonder who is in charge here I called California board of realtors but they said you must be an agent to file a complaint against another agent and we don’t provide legal advice to public. My agent does not like to go against another agent and believes I should forget about the money I spend which is almost 1000 dollar and also the amount of time I put for this property.
I don’t know what to do. I appreciate if somebody can help me with this issue thank you very much.

I have a fair-good credit score of (650), but having been focusing on repaying debt, so I really have no cash on hand for a down pmt-especially as prices have gone up. I make a very good income and have been at my job for 7 years, and paying up to $3K mortgage would not be a problem. While I was to start saving for a down, a very close family member wants to help me out & sell me a house as a partial gift. As it stands, about 280K are owed on a 350K mortgage for a house appraised at 400k. Ideally, I would like to buy this house with no down, and maybe get some cash back for improvements. I am just beginning the process, and will consult a mortgage broker soon, but seeing your answers prompted me to ask and perhaps get some valuable insight. Can you provide any thoughts on this? Is this realistic? Would a second mortgage be required? Would a credit line on the house value be a possibility? Thank you. I appreciate all your comments and insight.

I have been done with this attorney for 2 years since my divorce was final. I have been slow paying, but mainly because she did a terrible job in representing me. Also she charged me for reading a couple of my ex-husband's attorney's letters to her, even after the divorce was finalized, hence the reason for slow-pay. I do, however pay her faithfully ever month. Last month I requested a break down from their accounts receiveable department. She sent me an invoice yesterday and put accounts receivable printout "NC" (No Charge), but underneath she put conference with client 1.5 hours, $300.00, November 9th 2006. I have not spoken to her or anyone in her office since November 2004. I think she is bullying me.

Anyone have similar problems with Attorneys?

Hi,

I am trying to take 40 acres and subdived into about 38 1 acre lots people can build houses on. I need to add streets, electrical, water, and telephone to each of the lots. All the utilities are right next to the property. Does anyone have a idea what something like this will cost?

Please give me answers to the questions and not direct me where to go.

June of 06', i entered into a purchase contract with a builder in Austin TX to buy a new construction home. It is nearing completion in late January and I am running into a snag. I am looking into financing now and am unable to qualify for any loan due to income. My income will not cover the loan nor will come close. The builder up to this point has NEVER asked me for any type of prequal letter from any lender. Since I cannot qualify for a loan in TX, am I entitled to get my deposit back? I am not familiar with TX law. Please assist.

Her credit is not the best, maybe just under bad. She has a good work history, good rental history, good income. How can I get her pointed in the right direction. She applied to a mortgage place a few months ago and they just sent her her credit report. Well I didn't think that was a good sign. So she got online and fixed a couple of things. What can she do? She got a realator and he just emailed her so much, but made no steps or suggestions to get her pre approved. What does a person do?

I don't have terrible credit, but it's not spotless. We've been late on two credit card payments (my husband didn't get paid for two months). If we want to buy a house in 1-2 years, will that be enough to keep us from getting a mortgage? How bad does your credit have to be to have to get a "bad credit mortgage"?

I have been a self employed Carpenter/handiman for 20 plus yrs & all I have wanted to do for the past ten yrs is to invest in fix & flip realestate.I have carpentry experiance & Good credit but, can't quite find the Gonads to do it right.I ordered Carlton Sheet's course aprox 10 yrs ago & his revised course aprox 2 yrs ago. I watch "Flip this house " on TV Where they make 100,000 bucks in 2 weeks. All I want to do is make an OK living.40,000 A yr is all I need to live comfortably. I have bought a couple of fixer uppers in the past, fixed them up & sold them for a good profit. The only problem is that I live in it for aprox two yrs before I sell it all the wile not working. I get a home eqity loan & live off that for the two yrs.I don't like working for people including customers. I only like to work for my self. Anyway, any suggestions ?
