It has 3500 sq. ft. and has 5 rental units (2 apartments @ $750.00 each per mo.) 2 commercial spaces @ $500.00 each per mo. and one commercial space @ $800.00 per mo.--At $3,300 rental income per mo.(using the income approach) What is the value?

i think you need to go to your courthouse and ask them. they have all that stuff valued

Get an appraisal. Put it on the market with an asking price that is a little more than the appraised value and see what happens. Be prepared to come down if nothing happens. You can always sell real estate and people who can't find a buyer are simply asking for more money than anybody's going to give them.
