I have no central heating & no hot water, theyve told me I have to wait mid january.

Hi there, i work for a letting agents and if he is getting a new boiler in January then refuse to pay your rent. You do not have to pay rent on a property that is unhabitable!

If he takes you to court i guarantee you will win! Ive had a lot of tenants in the 5 years ive been doing my job refuse to pay rent until they have hot water and heating and the landlord hasnt been able to do nothing about it! The only way the landlord can get round it is if he supplys heaters / hot water.

as i have been a land lord . it is up to the land lord to keep water heating and electrical installations up to a good standard so you can with hold the rent to compensate you for any extra cost you get .

if he takes you to court , 9 times out of 10 the court favor the tenant .

He is under contract to let the property with the amenities offered and he is clearly in breach of this, contact a solicitor and have him write a letter to your landlord, you are not getting what you are paying for.

Email the charity SHELTER with your problem. T have some very good solicitors for this kind of problem. They usually respond within 3 days.

contact citizens advice and c what they say
i know u r not allowed to be with out heating its freezing for gods sake if u have children they have to do it immediatly if all else fails contact ur solicitor I WOULD
