Agents seem reluctant to write up offer as it is less than asking price.

Milwaukee - thanks for the quick responses - I am not trying to avoid paying commission - just want to offer a little less than asking price.

Don't be intimidated by the agents. More than likely the seller has already contracted with the real estate agent. You can either use that agent or contact an agent that will work for you.

Either way, an offer below asking is very common as long as its not a huge amount below asking. However, in the current state of the real estate market, you can be choosy about what you want and how much. So if you like the place make the offer the worst that can happen is they reject it out right, or possibly they will counter with a new offer back to you.

Yes you can, but the agent may say he "introduced you to that house" and may go after commission from the vendor.

You have to say you have dealt with an agent when you talk to the people directly . See it the vendors would be willing to cancel the listing with the agent and deal directly with you.

Because the home is listed with an agent, there may be a 30 day waiting period, after the vendor cancels the listing with the agent before you can buy the home... due to the way the listings are written up, within 30 days of the listing being cancelled, the agent can still charge commission if he finds out you found the house through him. Read the listing contract, if the vendors will allow and that is what it will say.

Depending on how much commission the agent is asking for, when buying privately, that much can come off the price of the house... but please be careful, read the listing contract, both you and the vendor.

The sellers’ agent is required to take all offers to the seller. It sounds to me that the sellers agent is a friend or relative and therefore reluctant to present the offer.

Take “Me” recommendation above and get another agent to present your offer. No matter what happens, the seller is required to pay the full commission while the listings contract is valid or until it expires. If you get your own agent, the commission will be split between the sellers’ agent and the buyers’ agent.

Don't let their reluctance sway you. If the law is the same as PA, they have to present the offer as long as its reasonable. Do you have an agent working for you? You should-its like a free service to the homebuyer-you can be sure you are seeing all available properties on the market. No Realtor would risk losing their license by not presenting the offer-they may seem reluctant because they already calculated their commission and if your offer gets accepted they won't make what they anticipated.THIS IS NOT YOUR PROBLEM!!!

That would be collusion and you and the seller could end up in court. Call the agent and if the agent refuses to prepare the offer ask to speak to the agent's broker. By law, any offer in writing must be presented to a seller, and you have the right to have your offer presented. If the broker does not help, contact another Realtor.

The seller will have a listing contract with their agent that will not allow them to deal directly with you. Find yourself a good buyers agent to help with your offer. The good thing about a buyers agent is that the seller pays them to work for you.

you can contact the seller directly but the seller has a contract with an agent and in MOST cases the seller is required by his/her contratct to refer all prospective clients to the agent. If they don't and they may stioll ahve to pay the agents commission.

You sure can, I've bought a lot of real state and and quite Frankel Realtors suck when it comes to negotiating. In some states the Realtor weather he is the listing agent or the selling agent by law must have the sellers best interest heart so telling them how much you willing pay is suicide If you think your Realtor is working for you ask your self who's paying the commission. Their nice people BUT thy have legal obligations and your not one of them.

Yes, as long as you have not signed an agreement with a buyers agent, and the seller has not signed a contrat with a sellers agent. You said agents, so I am assuming both of you have agents, in which case no you can not, buy you can fire your agent and hire a new one.
