My husband and I made an offer on a foreclosure property. After submitting our offer the realtor told us we had been out-bid by a small amount. He discouraged us from continuing to bid. 6 months later we have come to find out that the realtor/ listing agency bought the property. This is the same exact realtor that submitted our offer and advised us to give up. They used our bid to make their look good. They are also the agency that initially set the price on the home. Is this legal? Would it be worthwhile to contact the owner of the home (a lending agency)?

I have a owner financing contract for my single-wide mobile home. The title is still under my name until he pays the total amount. The buyer was doing great but the last 3 months he has been making late payments and last month his check bounced. I gave him notice that I will only accept money order or cash from now on. If he keeps making late payments can I do an eviction or do I have to go through the whole foreclosure process??

I have a small portfolio of properties that are held through an LLC. I am looking for a lender willing to provide 30 year mortgages on the properties with the deed being in the LLC's name. The members of the LLC will be willing to guarantee the loans.

The portfolio breaks down a follows:
1 - 6 Unit Building Binghamton NY
2 - 1 bedroom condos; one in Somerset Country one in Monmouth County

The mortgages would total 200k. The properties are worth well north of 500k.

If you know of lenders who work with small investors like myself, please let me know.

I moved in to an apartment and signed a 1 yr contract, and now I want to move out but there is still abt 8 months left on the contract. If I just leave and notify the management that I left can it really hurt my credit? The place turned out to be in a bad unsafe location and too expensive for what it offers. I have paid all my bills on time so far but much longer of this and I wont be able to even buy groceries. So can I just leave and it not affect my credit too much?

My husband and I are thinking to get a new home in San Diego,Ca, there are so many types of mortgages that can be confusing, we don't know which mortgage is better.
Our credit scores is in the700's, but have one problem no money for closing cost or down payment. I'm not sure if the builder (we are looking at new homes) be willing to work with us.
My question is which mortgage is best for our situation?

My Fiance and I have a lease which expires in the beginning of February. I would like to start looking now for a new place to rent. With the Holidays and all I think we should start early, but he thinks we should wait a month or so....I need some input. How does a quit claim deed work? My boyfriend and i split up, and i am keeping the house for financial reasons. How do i go about getting a quit claim deed? How does this affect our mortgage which is in both our names? I know that i would not be approved to refinance to get his name off the mortgage. what do i do now to make sure i am taken care of?

My delima is that I have several properties that were inherited but do not have any large amount of money saved up. I found a house that I want to buy right now so I must sell my inherited property. My question is what kind of loan should I get for now until I can sell my properties I have now? It will take probablly 6 months to liquidate them I am guessing. Most of the mortgage companys I have tryed will not give me a mortgage because I have a credit score under 400. They say they will not help anyone with out having a credit score over 500.

I have a fourclouser on my credit and a really old credit card bill that I refuse to pay. Other then that every thing else on my credit report has been paid. Some late some on time.

I have tryed every mortgage company on line and the bank in my town.

I DO NOT want to get a credit card to 'fix' my credit history. I have had those and I do not do well with them. Or a store card either. Or a gas card.

I think things will stay on my credit report for up to ten years but I would like to know if there is a mortgage out there that will give me a mortgage now. Yes I have thought about rent.

It used to be 6% back in the late 70's, but with prices now at around 600K for a fixer-upper a 4 way split would be 36K, a rather stiff amount.
