this is the part that i dont understand in how to sell properties, where or how do i find properties to sell?

You will either need to get your broker's license (more classes & more tests) or you will need to operate under an already licensed real estate broker. I believe it is unlawful in any state for a real estate agent to operate without a broker but, I may be wrong. I am only well versed in Arizona real estate laws.

By the way, if you have taken the classes and passed the test to get your real estate license then you are a real estate agent. You are not a "Realtor" unless you join and pay the association fees for the National Aossciation of Realtors, which also requires you to follow their code of ethics. You can not simply get your license and call yourself a Realtor.

As for finding property to sell, first you will need to find clients who have property they want to sell. Advertise, advertise, advertise! All of this should be covered in your classes prior to licensing.

You definitely need to start by getting yourself a good website. The NAR put out a study in 2005 saying that the use of the Internet to search for a home has risen from 2% in 1995 to 77% in 2005 and agents with websites has increased 129% over the past 5 years. It also said that In terms of lead generation, only referrals and repeat clients rank above the Internet as the most effective methods of gaining new business.

Unfortunately the real estate industry is a little bit behind in marketing themselves online, so having a website that displays the MLS data with an integrated IDX feed is probably your best bet to beat the competition. Especially since most of the real estate being sold is being done so by the newly established realtors who have mastered online marketing.

You want to open your own business with NO experience and NO clients???

You don't have to worry about understanding how to sell properties...you won't be able to attain any listings...

In the meantime, go and work for a broker and gain knowledge and experience. The way you find properties to sell is to market yourself to homeowners.
