When considering a potential lease to own agreement (probably for two years) until this buyer can qualify for a loan to purchase, who pays the utilities? i.e.--does the potential buyer only pay what the present mortgage is from the seller-or does the seller estimate what the utilities are and include in the rent-----or should the agreement indicate the potential buyer needs to put the utitilies in "their" name? Want all the bases covered in this potential route to take since my son has TWO mortgages-one in Atlanta and his home here. Thank you for any feedback.

I had a person who was interested in buying my house who act like they wanted to buy my house...
They wanted to negotiate the price so the loan officer made a request for an appraisel which was extremely low.
they loan officer is not to be doing any kind work dealing with loans in the state of geaorgia because she had submitthed in false information regarding a loan(CEASE AND DESIST ORDER)

The buyer also was previously on federal probation for fraud using a fake social sec num to obtain a loan. also had 3 forcloseurs in 2001. 2002. 2005 and filed bankruptys. They are scam artist pretty much. I also seen the same loan oficer pay his bond and her ex husband was his lawyer.... story goes on.....

they did this purposely there are more details like this was a lease purchase aggreement etc

My husband is a county employee (corrections officer) and Fillipino (1st generation in the states). We are 4 years out of bankruptsy and are desperate to buy a home for our family but even when we cut every corner, there just isn't enough at the end of the month to put aside for a house. The townhouse community we want to move to has an average selling price of $160k with $3k in taxes a year. With association fees, mortgage and escowing of taxes we're looking at a payment of $1500 a month. We need help with a down payment to keep our monthly payments affordable.

Do you know of any non for profits that help with down payments?

HELP!!!
Thanks!

If the builder built the home in 2006 but I close it in early 2007, is the year of built going to be 2006 or 2007? Also, how does it affect the home value when I sell a few years from now?

We have been asked by a buyer to carry 10% financing on our home. The sales price is $86500 We owe $79,900 and our realtor fee will be $4400.
How much do WE as the seller, bring to the table to satisfy our mortgage and realtor fee. Does this mean we will pay them $8650 and the difference in our loan plus realtor fees? I thought I understood but it is too late n the evening to call my realtor. Thanks!

It appears to me that through fault of our legal system mooches that want to screw over hard working people that were trying to help them are protected. My roommate (who has no substantial financial investment thus far) recently punched a whole in a wall. I am looking at loosing my deposit because this clown was a destructive pig. Can I legally kick him to the curb or am I correct in assuming I have to take it up the *ss on this one or go to jail?

Does anyone one know how to fix a drywall wall? Bonus points go to the person who can tell me how to fix all the scratches on my kitchen counters.

I shared a place with my landlord, she moved a month before I moved out and never gave me her new address. She failed to give me a written statement and withheld my deposit. I am trying to send her a letter of notification of court, but she won't give me her address. I just told her I was sending a letter, and she said to scan and email it, I have to send it certified mail and get a return receipt. How do I get her address? She now lives in another state.

I mostly ask my close family, friends or relatives to take their shoes off before entering my home because on the inside it's carpet and you know how carpet can get dirty pretty fast especially if people walk in with their shoes on. Has anyone else ever asked the Apt Maintenance crew or Manager from the front office to take their shoes off before entering your home due to the same reason? and do I have the right to tell them before entering because my carpet has been ruined due to them entering and walking around while I was at work and who knows where they walked (shoes) before entering my home. It's really gross!! I, myself take my shoes off outside the door and enter my home in my socks, carry my shoes and put them in shoe boxes that I have versus setting them on top of the rug or even worse right on the carpet.
