Don't play games with the customers. Be HONEST. Give them the best rate and the best closing cost. They will shop around and they will know that you are the best. Show that you care about them and not about your commission. Over time this will pay off because you will ask them for referrals and they will send people to you.

And once you get a deal going, don't give up. I never saw a business where the product was so easy to sell and so hard to deliver. Things will go wrong. There will be clouds on the title, the underwriter will give you fits. Be persistent. Also be sure to tell your customer NOT to open any new loans, change jobs, buy a car, or apply for any credit until after the loan is CLOSED.
