My Fiance and I have a lease which expires in the beginning of February. I would like to start looking now for a new place to rent. With the Holidays and all I think we should start early, but he thinks we should wait a month or so....I need some input. FYI, I live in the Tampa area and have seen houses for rent/sale on the market for MONTHS and no activity, I just don't want to miss out or settle for less. Thanks!

I think with the advent of winter in USA, people will flock to Florida and the rent would go higher. Therefore, you may start seraching for the rental house immediately in Tampa area.

I don't know how the rental market is in Florida, but here's how it works in San Antonio.

You want a house to move in to at the start of February. There are some houses already available - those will be taken before you need to move in. Some of those houses will still be available when you want them. These are the ones that nobody with good credit wanted.

Someone is currently renting the home you're going to rent. They have until Jan 1st to either sign a new lease or give their 30 day notice. If they give their notice, the house will hit the market on about Jan 3 or 4 or 5th. That's when you go with your Realtor to see the best of what just got listed for Feb 1.

Looking now will frustrate you. Only the bad ones of what you see now will still be available then. If you're willing to pay rent on two places for a month, then start looking Dec 3rd, to move in early January.

Keep in mind - rent houses hit the market after the landlord has been given notice. This all happens at the start of each month. By the 15th or so, all the good ones are gone because they've already been picked over.

Note to landlords: If your property doesn't lease during the first week and a half, re-evaluate it. Price, condition, etc.

I assume you mean Feb 2007 (not 2006). You should start looking now before your lease expires. If you find a place you can always terminate the lease you are in early (with 30 days notice). Due to the fact that holidays are coming up it will be harder to find a place (because of people celebrating). You can do it yourself, go out find a few possible places. Pick out a few you think he would like and let him know about them.
P.S: What kind of husband is he going to make if he waits to the last minute to find a place to live? February 2, 2007 you will be homeless is that when he plans to find a new house?

Why not now? There's nothing wrong about being over-prepared. The fact that there are several houses for rent/sale with no activity is a good thing. This means that the person selling or renting the home is desperate to get out from underneath it, which might save you some money.

The sooner the better. My lease is also a February one. Start looking now at least for the area you want. But end of December is good too. I was lucky with my man to find a place in Jan to move in for Feb. It is hard during the holiday months. Good Luck!

When you give notice to vacate, (1/1), you can start looking seriously. A lot of houses don't come on the market until the official notice is given. However, you can start looking now and keep an eye on the ones you like. If that's gone, something else will show up.

OK if your lease is up in 06 -- you're a little late but if it is a typo which I am assuming it is, then its OK to look and if you find something you like let them know that you wont take occupancy until Feb. 2007.
