My agent calls me that people will be coming to see at 10 am. Is that the norm? Oops.. just realized I need to rephrase that. When I use to go to open houses, I usually go around noon to 5. I noticed all the people interested in my house want to come 10 and earlier. Is that the normal?

Yes, all agents will call you. It is for the Conveince of the BUYER. All of the appointments are to help you sell. It's a pain in the butt for you to have to jump up and get outta the house whenever they call but...we're taling about selling. Sell, sell, sell!!! Also, you may get calls for evening appointments, weekends and whenever a buyer can see your house. Good luck, I am in the same boat as you! SELL, SELL, SELL!!! :)

Speaking as a licensed real estate agent....yes. There are some things to remember:

1) It is courtesy for an agent to give you as much notice as possible. Obviously at least 24 hours notice is better for you, but in this crazy unpredictable world...that is utopian. There are a lot of factors to consider with this, IE...how long your house has been on the market, desirability...etc. If you have the chance to show your house to a potential buyer, then you should. You never really know what could come out of it. It's like my friend used to tell me: A swing and a miss is at least a try. =)

2) Generally speaking, most agents wouldn't set up an appointment before that due to legal constraints. When the Do Not Call list came out from the federal government, this contained the times that any person could try to telemarket. Most of any agents leads are from cold calling...essentially telemarketing. Therefore we are not allowed to call any potential customer before 10 am and after 8pm M-F. I feel that this has a lot to do with the time.

If you have any doubts then you can always speak with your attorney about this. There should be some language about this in your contract with your agent. I am not sure what state you live in, but this is what I can tell you is the "norm" in Massachusetts.

Any way, anytime, any how, they can get the buyer to see ur house, it's what ever the buyers want, They usually do an all day open house for all the other agents that have buyers looking for home like ur's as soon as U list it.
