Ok, the thing is that I'd like a relative of mine to take over a mortgage I have on a property. This house has a 30 yr fixed of 5.5% which is the reason why he wants to take it. Can I just transfer the "ownership" or "responsibility" of the mortgage to him (he takes over all payments and responsibilities for the remaining 22 years) in order to keep that interest rate and just have him give me some money (e.g. market value - what is owed on the mortgage)? If so, what is the process? Thanks!

I recently moved from these hellhole apartments in the beginning of September. I didn't care about my security deposit, I just wanted OUT. I did put in my 30 day notice in writing and dropped the keys in the drop box. I just received an eviction notice (forwarded to my new address) stating that I have not paid rent up until November. I have to appear in court on the 27th. What do I need to take with me to prove that the unit has not been occupied so I don't have to pay rent somewhere I have not been living?

I just realized I cannot fire my RE/Max realtor for any reason even though we just signed our exclusive listing agreement. I am worried now I cannot back out with this agent, I will be screwed if something later happens. Not that I am expecting anything bad to happen.

rate, highway robbery? In addition, how does one perform the calculation to learn what the total amount of the loan will cost? My math skills suggest that it is over $100,000 dollars. Did I screw-up somewhere?

I am selling my home by owner because the 30k that I will be saving from NOT using the realtor will go towards my down payment on the other one, which I am buying. Someone is interested in buying my home. However, I do not have the forms to do this. I know there is a title search, inspection, disclosures, appraisal and what else am I missing? What are all the forms needed? Where can I get them? Could you email them to me? Need help on this one. Thank you!

She is really sweet and can be really smart. I don't want her to help me because she has not been in the industry long, has made some friendly house suggestions that are NOT what she knows I would want here (like I have a country house in the mountains--I live in the city and want to stay in the city but keep recommending these houses that mimic my country house), I have seen her at an open house and was not what I would want if she did an open house for me, etc. I have alot of respect for her but in the end I think mixing business with friends in many cases does not work. I have tried to approach the subject or rep me in the buy/sell and she comes across like it's a given she will rep me. I don't want to hurt her feelings and my rather direct communication style is evading me with this. Your suggestions would be helpful.
