My partner is off work sick, we rent a property and pay half the rent each. if he claims Housing Benefit will they pay all his half or will it depend on how much i earn, i work full time but cant afford to pay it all.

If a home is in forclosure and The order for sale was issued, does anyone know how long it could take for it to go up for sale?Please help I need to know how long we have.

Found an awesome property, but it was listed as "pending, continue to show". Called about it, was told that there was a good chance the buyer would be unable to close. Viewed the property. Was basically stonewalled until the last minute, the seller's realtor waiting for the actual closing date (ignored requests for additional info on the home, etc.)
Last minute, we were advised that it would not close, and invited to make an offer, with no official deadline. Scraped together an offer, only to get EMAIL (no calls) from the seller's agent saying that they could wait no longer and would extend the original buyer a week. Faxed the offer anyway, NO response.
The next week 2 days before close the agent called my agent saying that it was 100% certain to close, but NO word since! Tax site still shows original owner, property is still listed on all sites, sign still in yard, so signs of any change. We have no way to know if our offer was even shown to seller! Illegal, or just UNETHICAL?

I am taking over the house from my mother in law. She has a mortgage on it. We want to do a quit claims deed to make sure that after I pay the morgage off she doesn't want the house back. Is a Quit claims deed enough. We are doing this because I don't have any credit and after i show that I am the one paying on it I can refinance.

Hi, Does anyone know how to change the name of a building.

We've just bought a new building and would like to know how to go about changing the name of the building. Are there forms that need filling out, if so where do i get these forms. Is there a website i can find the information?

We are in Illinois, and I need to know the laws regarding this timeframe. The original lender said they could not refinance us at a more favorable rate, so we shopped and found another which could. We completed the paperwork, and made a written request that the mortgage be released to the new lender, yet the old company is seeming to stall. I understand they don't want to lose the loan, and that every day (minute!) that they hold onto it, they make more money off of us, but it is over a week now. When we call them, they pleasantly tell us they are so sorry, but there is a delay in processing, and they hope it will take place "by the end of today" (for 4 days now). What is the law regarding this, and how do we proceed? I fear they will delay us so long, that our next payment TO THEM will be soon due. Thanks!

I am currently in the final two weeks of my one year lease for my apartment. I am annoyed that the resident manager calls me and tells me people want to take a look at the apartment.

Is it within my legal rights to tell him "please show the apartment to others AFTER my lease term is up and I have left".

A relative whose name is on the house with a recently deceased family member is Quit Claiming that house left to her to another relative of mine, because she does not want the house and What I want to know is how long this process takes--to Quit Claim the house to this other relative? If a buyer is in a contract with a builder and it is found by a licensed inspector that the brick does not meet state standards and the builder refuses to change the brick, who's responsibility is it to name the builder as the defaulting party and order him to pay for expenses incurred? In this case, the buyer signed a release of earnest money then the builder changed the form to reflect the cost of the appraisal be paid out of the earnest money. The buyer refused to pay since they were not in default. Doesn't the defaulting party absorb any expenses already incurred? Correct me if I'm wrong, if the buyer defaults then they lose any earnest money deposited to pay for expenses. So if the builder defaults, don't he have to pay for any expenses. If so, who can make him do that???????? (NOTE: The mortgage broker disclosure does not state the buyer will pay if the builder defaults).
