In my state, there is no prepayment penalty. My accountant said to go ahead and pay it off. Now the other day my husband was telling me he was talking to a homeowner and she said she suffered all kinds of penalties and fines and basically lost her "life savings" because she paid her mortgage early, same state, unless maybe the bank/mortgage company she used was in another state.

I want to invest in buy to let properties so that these become my income stream when I retire. However, in order to own the properties outright at that time, the mortgage payments I need to make now will not be covered by rent - so I can't get a btl mortgage against them. Payments for an interest-only mortgage will low enough to be covered by rent, but then I will still have to deal with the principle loan amount, and so never get an income stream. Is there a solution ? Is it a sound strategy to buy to let now in order to sell in a few years time, and the surplus becomes the income ?

How much is worth it to do house "rentals"?
What makes it worth it to do house rentals as a side business? I heard of someone that makes $300 / month for having a "few" rentals and to me that is $100 or less a month on each rental. Not worth it considering everything you have to repair and watch out for... So what makes it worth it? a certain % of the rent/mortgage ratio or $$ amount.

Have you done rentals with luck? Or was it a bad decision?

What is a good time table to go by for buying a first home. how early should we look for a home, we have 3 months left on our lease. How long does it take to get a loan? What is included in the monthly cost of a home (mortgage, taxes, insurance)? What is the difference between a fixed mortgage and an adjustable APR? Sorry for all the questions, but I dont trust too many real estate agents who are already pushing inventory houses on us rather than new homes.

There were no real estate agents or finace companies involved. It was a simple matter between the owner and the buyer. Is there any type of cancelation period in which to void the papers/contract?

Buying a home, pretty much know which one I want.
Just need someone to walk me thru the process.

Do they really split $$ with the seller's agent?
If so, how does it work? They just hand over the money to him/her?

My landlord insist on collecting his rent in hand by the 4th of the month. I don't enjoy this practice but there are no laws here in Illinois that he violates by picking up the rent. Earlier this month he sent his wife to collect the rent whom I had never met in the 18 months and she introduced herslf as the person who own the home. Automatically she invited herself in and began asking me personal questions about employment, my education, my children and my finances. While she seemed caring I just wondered why she didn't read my application (they bought my lease out from another company). I kept it simple but I did not enjoy the unexpected interrogation. They also have someone who works on their behalf who pick up rent and he never will enter the house to do business and I am forced to count out 775 dollars in cash in his hands in front of neighbors, or passer by and sometimes comapany in my home. As a single parent/student should I stay put of bail out? Rents are really high here.
