there as a pad mount substation located on the left side of the house that i am looking at. will it affect it's price when i plan to sell it in the future? or will it make it harder to sell? please advise as i have not come accross this before.. thank you

the size of the lot is 540 sqm and the padmount substation is probably half the size of a small car .. it's one of the big ones.. we looked at the neighborhood and we probably saw 2 in the steet that we are looking at..

I think you are referring to a Pad Mount Transformer.. A square metal container maybe 4X4 feet. This is a power transformer that supplies power underground to maybe a block of homes. there will be several small underground boxes in yards around the neighborhood that get power from this transformer. If your yard is fair size and the transformer is off to the side it should not effect value. The beauty of this system it no ugly overhead wires in the neighborhood. A substation is on the other hand a large (size of a whole front yard) power supply usually inside of a high chain link fence.. That would probably hurt the value some.
