When using the comparable sales approach, where does the adjustment rate come from? Is it a standard rate for an area? or an average rate? or best guess? or ?????

For example, if the comp property is 100 square feet smaller than the subject property and the adjustment is $48 per square foot, then the total adjustment is +$4800.

From where does the $48 in this example come?

Thanks in advance.

I am 19 years old and considering renting/moving into a house by myself. I currently live between my parents’ house and a share house, but I find it difficult to stay at either house for more than a few days as I have a tendency to argue and become violent, punching or kicking walls, etc. to avoid hurting people. I like these people; I just can’t live with them. I have tried sorting out the underlying problems, but other people are not willing to make the effort for it to work.

I have a part time job in a department store earning nearly $400 a week, I don’t mind being alone but I will still be close to friends, family, work, etc. I have been described as mature for my age, and I don’t mind what sort of house I live in or things like that, so long as it is relatively close to work.

I feel that moving into a house by myself is the only answer, but people around me say it is a bad idea without giving me a decent reason. Is it such a bad idea? What else can I do?

What will happen to all the loan out there once there 1% interest rate expires and people start to go Negative on their loans instead of paying down the loan. Atleast some of the people, I would guess a large amount of the loans that were given out at this rate was becasue people could not afford a 3,000 - 5,000 dollar payment. So what will happen to all of these people, will they end up losing there homes?

I own my own house that was just built in 2005, but have had a roommate for 4 months. We had a verbal agreement concerning the rent, but he's paid for only 2 of the 4 months and those payments were in cash and in increments. He has never paid the full amount on the first day of the month and so far, I've received nothing for this month.

He's also taken a chunk out of the sink in his bathroom (must've dropped something on it) and ruined or damaged some other furniture and carpets in the house. Did I mention the house is brand new??? Since we never had a written agreement can I just kick him out with no notice? He said he will pay me on the 23rd, so should I hope for that to really happen or just kick him out now?

We are considering purchasing a house that can be owner finaced. We are wondering ,however, if this is good for us. Our realtor found the house and the owner had it listed with another realtor so who pays their commision? any thoughts or resources to consult would be appreciated.
