We are looking for a home and have found one that seems to be a foreclosure. We cannot tell if the furnace & central air unit work or if the electricity and water system is sound. Everything else seems to be cosmetic (just paint and new carpet). The agent doesn't know anything about the property or doesn't want to say what he does know. How can I go about getting more information in order to make a smart decision ?

That is, you would obviously loose money if you bought a condo and only lived in it for 6 months or so instead of having rented.

I know closing costs are high and that's the hurdel to get over.

I've herd it's anywhere from 3 to 5 years... any advice?

The terms: Its a 80/20. Locked in at 6.5% on first and arm on the second.
The problem is my closing costs were $7550 which is extremely high. I backed out of deal at closing..but my 3k in escrow would have been lost if I backed out. I was screwed! I want to get EVEN with the broker who screwed me. Now im stuck with 2 INTEREST ONLY mortgages and lost $7500 at closing.
I have been trying to sell my condo the day I bought it and I have received no hits. Can you help me get out from underneath this cash hog condo?
Also my car was stolen last week. 1998 honda civic and I didnt have full coverage insurance and the theives burned the car, I lost 6k cause thats how much car was worth.

Lately im ready to jump off a bridge or get even with everyone who has screwed me. I need advice.

I have been in and out of the hospital and am unable to work , my husband makes over $55,000 a year but we are a family of 5 crammed into a 2 bedroom apt. He has student loans and bad credit from divorce. He had a home from his previous marriage, but I have never been a home owner. The question is how can we get out of this hole we are in and start moving on with our life? Iwant to try to be in a home b4 my 3 yr old son starts school.. because the schools where I currently live are unsatisfactory. we currently pay $650 a month in rent .. which is more than most of my friends house payments so I am wondering how do I get started trying to improve our situation and get into a home .. with $1,000 in debt each month and no way to possibly save for a down payment of any kind.

My lease expires in Dec. and they only offered me a 3 month entension, I want to move, should I pay the rent or use that money for my deposit?

I am in desperate need of a loan of £1500 to stop my home being repossessed by my landlord. We fell behind on the rent when my husband was off work ill for over 4 months and we were not aware that we could claim housing or council tax benefit. My husband is now off work again having had an operation to reconstruct his cruciate ligament and his doc has told him he will not be able to return to work until March at the very earliest. I am trying to find part-time work that can fit in around my caring for my husband and two small children (who I have to take and pick up from school every day). Were were not told about the amount of the arrears until it had amassed over £2k and even though we came to an agreement with our landlord (housing ***) and kept it up, they are still taking us to court. The date is set for 18th Dec and I have no-one to turn to. I have got to clear the arrears or we will be made homeless. Previously, our rent record was good.

If the realestate broker is saying that it's *required by law* to have a *gas* stove installed in the house to close the deal. Where can I find information to prove them wrong?

The seller isn't accepting offers with a home sale contingency clause. We've been approved by our lender to proceed without the contingency, but the payment is really ugly. Would you proceed without the contingency or let the house go? I just don't know what to expect in this market.

We're about 50K in debt, I make about 40K/year we have 3 kids and we just don't seem to be able to be getting anywhere. I would really like to be able to have my own place, not right in the city, but somewhere where I can keep animals and do gardening. We're on Whidbey Island now (WA), and have been considering AZ or San Antonio TX. But real estate prices are insane.

I purchase a home with my partner less than a year. There is a 3 year prepay penalty on the home. If my name was to be removed from the Deed, am I still financially responsible for the for the home? The prepay penalty would be about 13K, so we are seeking the best option here. Any suggestions?

thank you,

In a serious pickle

I just called my lender and asked about a return of deed in lieu of foreclosure, and they said I have to put house on market with a realtor for at least 60 days. I have had it for sale in papers and signs for 6months, and no luck. Houses dont sell good here at the lake. They mentioned a short sale, where I could take a lower than payoff amount and offer it to the lender. Should I stop makin 1500 a month payments now to show that I can not afford it, it would be just like giving them my money and gettin absoutely nothing out of it. Having goin bankrupt last yr, I do not care about credit at this time, just need out of this. Moving out of state and dont plan on buyin another home for yrs anyway. Anyone with any experience in this kind of thing have any advice???? Thanks.
