i know nothing about buying a house but i want to get a good deal
i also need advice on getting a loan

work with a realtor and they will find you the deal...but first, get pre=approved for a loan so you will know how much you can afford. remember that 28% of your salary is all you can get financed for (in most cases) chekc out american dream, they make down payment loans to 1stt time buyers

Find a Realtor who will work as your buyer's agent. Tell him what your needs and goals are. He should know several lenders and which ones would best fit you.

Get pre approved for your loan before looking at houses. Only fall in love with stuff you can afford!

Make sure your contract has some form of contingency as to condition of the property.

Be completely honest with your Realtor. He can then help you structure the deal to best fit you.

Get a copy of your credit reports and know exactly what you are dealing with in advance. Scores can be improved in 1 week if needed. The stronger your credit file, the better ability you will have to negotiate a good deal.

Your best bet would be to get an attorney who specialized in home buying. The will have your best interest at heart.

make sure you have the electricity, and plumbing checked and gas lines if there is gas. also check around all the baseboards for termite dammage and around the ceiling line for leaks in the roof at the gutterline.
