The price of a home should not be strictly measured in terms of square footage. The three most important items things are location, location, location. $35 a square foot next to a crack house is expensive. $35 a square foot in the middle of downtown is a steal.
When in doubt seek professional help and hire an appraiser.

That's good buy in any part of the world, when the particular house you're buying is worth more than $35 a square foot.

Ask the Realtor representing you to do a CMA for you.
