The lease runs out in April. Since investors have left the real estate market, any potential buyers will probably want an unoccupied home they can move into. Do I put it up for sale in January, or wait until closer to the date that the lease runs out? Should I not renew the tennant's lease? Then I am losing $1200 / month while I try to sell it. Any suggestions?

Is it possible for me to find an apartment (one room in 2 bedroom) in a safe Manhattan area for around $1000? If yes, which areas should I look for, especially since my work is in Upper East Side Area. I would like to live in that area, but am unsure if it is a good place to live in, and if I can afford it. Any guidance would be appreciated.

I am looking at purchasing land and then subdividing it but the title to the land is "clouded". What is a "clouded" title and how do I get it cleared? I've also heard that this can be expensive. How much does it cost and how long does it take to clear a title?

Keeping it simple, can you use your home equity to build acting as a contractor, so you have "instant equity" in the new home? I worked construction, both in the field and in the office, so I know the process of construction and can build, but what is the best way to use home equity to build bigger, and sell existing home? At the end, I hope to have more equity, because I have the same principle or even smaller, but more house.

I am going to be taking out student loans but that will be the only debt that we have could we get a house while I am in school or should we wait. We have 2 credit cards that have a low balance and a car loan that we are paying down quickly. 6000 is the car loan which will be eliminated the beggining of next year. We have a mutually signed contract between ourselves and the buyers of our property. The contract states that they will deposit into escrow $2000 with in 5 days of mutually excepted offer. It has been 2 weeks and the escow/title company tells me that it has never been deposited. They have waived the right to a home inspection and with no ernest money what can I do if the back out. Lender states they are approved and that as far as they know all is proceeding. I am a little worried because my home is now off the market for last 2 weeks and there could have been potential buyers and my buyers now have no money wrapped up in this deal. What can I do if they back out? Who is responsible for this. The buyers or their real estate agent. She won't return calls or contact us

my first concern is that i work as an over the road truck driver and so im never home. i would be relying heavily on a property manager. would i be able to pull off owning a duplex if i am only home once or twice every two months?

second concern is that i know the area in which i plan to buy (Cleveland, OH) but im not sure if i know it well enough to be purchasing a home there. would you considor knowing the area to be vitaly important?

third concern is that from looking on remax.com most of the homes in the Cleveland area in my price range just dont look too attractive to me. they are older looking houses but thats the way a lot of the houses are in Cleveland. it just concerns me buying such an old house.
okay now for the important part, MONEY

first an explination: i work as an otr truck driver but im taking classes online and i expect to finish my degree 3 years from now at which point i will move home.

My tenant hasnt paid rent for 5 months even though i have paid management fees to estate agent they have said will need to go to court. My tenant gave me a cheque last week and it bounced as she had closed that account , isnt that fraudulent?? she is not returning phone calls and i called round and her23 yr old daughter who it appears lives there too just keeps saying she isnt in. any ideas how to deal with this???

i had a house fire 4/20/2006
the landlord at hte time said that they insurance will cover it.Now we have a new manager she said because the dryer was mind we have to pay for the damage. she said that somebody told them that i said i rewired the dryer,that not true.i gat the dryer from one of there maintanace man he gave it to me with out them knowing,well the dryer caught on fire.the guy i gat it from dont work here any more.i told her that i didnt rewire no dryer she said well the dryer was yours so you have to pay for the damage.we was supose to move in a smaller apt. so when i ask her about it after asking since
sept. she said just like this . we not gonna renew your lease,i said what why.she said we just not.now i have 2 months to find a place
should i pay my last month rent now or pay for my new apt. and pay the last month late like when i get my tax.


by the way she said she is holding my security deposit do to the fire
