This happens alot. If you haven't purchased the property yet, you can renegotiate the contract based on the fact that the contract is not accurate. If you didn't have the property surveyed before you bought it, you may still have recourse against the seller but this probably will end up in court.

Depends if you are in a contract or not. If you are in contract and the listing states a specific amount of land than they are breach of contract. They should reduce the price especially when they are advertising it. It will put a red flag with you lender and they will have to make that the land is worth the financing.
