In the uk is it possible within the law to rent the property, with both friends being regarded as joint tenant and sharing the same responsibility?

While I don't know the tenant laws in the UK, please don't rent to your friends. Or family for that matter. It's a nightmare, or will be. I've rented out to a few friends before, and they will always screw you over, thinking that you're getting rich off them. And evicting them is not pretty.

I agree. I rented from a friend for 6 months and we are no longer friends. Friends have higher expectations, on being both the renter and the land lord. It will ruin your friendship.

you have a rental that can go bad 3ways to the third power and you still be legally responsible for 'All' of it. Do not do it with out Lots of extra cover you Rs paper work.
