I've been thinking of a career change and just recently bought a home, the realtor didn't do jack but made a boat load of money for a few hours of showing me a round a couple of houses.

Becoming a Real Estate agent is easy pickings. Here's what I did. I signed up for the Century 21 course. They then give you past state exams to study. After the third class I realized they were going to slow for me. So I just signed up for a test date. The instructor told me I was crazy and would never pass. Well I not only passed but it was the easiest test I'd ever taken. I spent 2 weeks studying 16 hours a day. I never left the house. Once the test came along I'd seen 80% of the questions before. Word for word. I didn't have to do any math problems because I already knew the answers. Now that being said.
Getting your license is easy.
Making money selling houses is the hard part. I was nothing more than a glorified taxi driver. I'd show people homes. They'd turn around and buy the house through a relative or friends. It was frustrating. There's ways around that now though. Just make them sign something that says if they buy the house they have to buy it through you. I did make one sale in a year . I'd seen enough. I changed careers. But I know a few very rich real estate people.

Real estate is a very easy business to get into. Much less capitol needed than opening up a restaurant or retail store. But it is a business.

If you're not going to be a businessman, then you'll fail.

The product you sell as a Realtor is your knowledge, and the security that the client gets for having someone watch out for them. The product is not the house.

Some deals will be easier than others. If it was always easy, then all 8,000 agents in San Antonio would be rich. Actually, only about 500 of us make a living in real estate.

Good luck, but if you just bought a house and have a mortgage, it is not a good time to switch careers, and a really bad time to start a business that may not result in a paycheck for 6 - 10 months.

It's not difficult to become a realtor. It's just difficult to stay a realtor. My dad was a realtor for 20+ years, and a good one. But he had to work hard for his money. I worked for him when I was 19 yrs old. Sure, you might make alot of money on a sale, but you don't have a sale every week. Sometimes not even 1 in a month. So, don't think they all get rich by driving people around in their Lexus'.

It differs from state to state, in Tennesse you have to take a two week course then a 30 hour course before you can sit for your test. I have been a Realtor for 8 years, and believe me there is nothing easy about our job.

its not that hard all you need is some money to take a few classes on it and pass some realtors exams. the hard part is acually getting a client base once you start up.

Becoming a realtor isn't extremely difficult, but the hard part is becoming successful.
