I have been renting for approx 3 months. My wife and I really love this house, and would really like to buy it someday. Landlord says He "would rather not sell at this time.

And I guess your price is a matter of how bad you want the home.

If you have been renting for only 3 months, you probably have a lease that goes for 9 months, wait till closer to the end.

Ask him to allow you first chance at buying if he ever wants to sell. Perhaps pay him for a legally binding right of first offer.

Offer him an offer he can't refuse (meaning, offer him more than it is worth).

Don't be overly anxious because when it comes time he'll inflate the price, If your happy there then let the landlord pay for any repairs and you reap the benifits, after about a year remind him that if he decides to sell that you and your wife would be interested, if you keep after him, that price will keep going up in his head, don't show him your eager. Relax and enjoy, let all of the kinks get worked out.

Ask him for a "Right of First Refusal". Pay him $500 or so and have an attorney draw it up. Or go to a local Real Estate office and see if they will let you have a blank one you can just fill in the blanks. If he accepts then keep an original(Have two copies signed in blue ink). Take it to the County Register of Deeds and have it registered.
