When the British talk about their homes - their 'flats', what is this in American terms?
Is it an apartment (room you rent), or more like a condo or townhome (connected to each other, but you buy/own your section)?

I am starting a new job on Monday. I have considered buying a condo for 279900 and even am trying to get preapproved. It would be nice to invest right now and earn equity. But I have no down, my payments will be high and I will have barely enough to make ends meet bills wise, and unsure of the stability of the job I will be starting but hope to be there for a long time considering the pay and benefits are excellent. On the other hand I have though abou renting. It would give me more flexibility with payments, more time to save, and pay extra bills, but the downfall is I will not be building equity, and I know renting is wasting money. But I can afford that, and I calculated that I would lose 40k in 5 years but be able to save 100k in 5 years for a down. What do you think would be a better route for me? I don't want to struggle, but I know he housing market is for the buyer, but then again I am not fully prepared at this time even if in the back of my mind I want a place of my own?

The contract is ratified and I have 60 days to close. I've been told that having a ratified contract gives me equitable title in the property which allows me to resell the house even though its under contract. I'm an investor looking for new ways to flip real estate.

My lease ends May 11, 2007. Is it too early to look for another place and sign a lease? What is a typical time frame ? How soon would you commit to a new lease if ending at this time? As a single parent I currently rent for 775 dollars and this is a bit steep for me. I want to stay in the area but rents for this area are usually 800-1300 dollars a month. I live in a condo, nice schools, safe area, educated people. Problem is a landlord who personally collects rent and invades my personal space every month on the first to collect rent. I hate his practices, he has no business mail address to where I can send rent, and I checked into the law and he violates not policies by his rent payment practices, although they are bothersome. Ex: I was in the middle of "something" w/ my boyfriend , he came to collect the rent, I chose not to answer b/c I was "busy", he knocked on the door, and then called on his cell phone from outside in his car b/c he saw both my cars were home. Very annoying!

Okay I need to educate myself...I own a twonhome worth about 115K and owe about 108K on it. Anyhow it is showing its wear and tear (20+yrs old). How do I go about getting into a simlar priced home? How do I sell and buy at the same time and do I need a downpayment. My credit sucks (score is under 600) but my mortgage payments/car payments are always on time. Anyhow any experience realtors out there to tell me how selling and buying works. Thanks

I'm renting out a few apartments and I have someone interested. They're asking if we accept Section 8. I know Section 8 is basically the government paying off the bulk of the rent. What I'd like to know is what I may have to watch out for...

What can or can I not do with Section 8 tenants? Who do I have to keep in touch with? Where will I have to go should problems arise? Is it possible for Section 8 renters to screw me over without me lifting a finger? How can I make sure I don't get tenants who might abuse the system?

Much appreciated to those who respond.

I have a sect 8 family that had a year contract which has been up for a few months. I need to teminate the tenants and get new ones (need more rent, they are damaging the property etc) I called HUD and they say I give them a 90 day notice to move. 90 days is way longer than I want as I am afraid they will destroy the place. Can I legally get them out sooner and if so, how. It is in Long Beach Calif.

House prices 'set for slowdown'

UK property wealth has tripled in the past 10 years
The UK's rampant house price inflation is likely to slow down dramatically in the next year or two, according to a former government economic adviser.
The prediction comes from David Miles, the Morgan Stanley chief UK economist.

House prices have risen more than twice as fast as general inflation in the past 10 years.

But Mr Miles, a former government adviser on the mortgage market, says house prices will soon slow down so much they lag behind general inflation.

We are likely to have significant falls in real house prices once those expectations come down, but... the timing is very hard to fathom

David Miles, Morgan Stanley

Housing market: facts
Why are house prices high?
First-time buyer woes

However, Mr Miles cautions that predicting exactly when prices may fall is extremely difficult.

"A substantial fall in real house prices is likely at some point in the relatively near future, though it could yet be one or two years away," he warned.

Three years ago, Mr Miles wrote a review of the UK mortgage market for Chancellor Gordon Brown.

Coming bust?

This latest report, entitled UK Housing: How did we get here, is the latest prediction that the current house price boom will come to an end some time soon.

Earlier this month, accountancy firm PricewaterhouseCoopers predicted there was a one-in-three chance of UK house prices falling by 2010.

And last week, the Financial Services Authority (FSA) warned banks to make sure they could survive if house prices fell by as much as 40%.

This year, however, prices have started to accelerate again and are now running about 8% higher than a year ago.

Recent figures from the Land Registry revealed that the average property in England & Wales now costs more than £200,000.

Speculative expectations

In absolute terms, UK house prices have almost tripled in the past decade, but compared with the rise in prices generally, "real" house prices have roughly doubled - up by 112%.

Mr Miles says the single biggest factor driving up house prices in the past decade has been the expectation of buyers that prices will keep on rising.

As well as speculative expectations, the main factors pinpointed by Mr Miles are the rise in people's incomes, the rapid growth of the population and the cheap cost of borrowing due to low interest rates.

Of these, he says the expectation that prices will keep on rising by about 10% every year has accounted for between one-third and half of the excessive rise in prices seen in the past 10 years.

"We are likely to have significant falls in real house prices once those expectations come down," he warns.

"But our simulations suggest the timing is very hard to fathom."

I would like to invest in real estate. I am early 40's, have no debt, home is paid for, etc. I would like to look into buying real estate. I have spent alot of time looking at the local market and have a good understanding of it. But, at this point, I am not sure what to do next. Should I consider purchasing rental property? If so, should I look at small 2 BR homes, duplexes, or homes? Or should I just look for property that has been sitting on the market for a long time that may need some TLC, etc and then flip them? I have never done that and don't really have alot of time to spend remodeling so I would have to hire out.
And, the area I live in is a rural , somewhat depressed area. What is your approach to Real Estate?
