people have previously written on this site that buying a property with leasehold may not be a good idea? but if the lease is for more than 100 years does this make any difference?(improve the scenario)? moreover how much might it cost for changing it to a freehold ( for a detached property with 4 bedrooms in Birmingham)?what other questions should I be asking before/and if I make an offer?

I placed a lien on a property in CA in 1992 for a debt (deed of trust) the man sold it for sale by owner. I sent him a bill a few years ago and the new purchaser discovered it, the debtor called me and said he sold it and laughed. I think the new owner just took over payments and never had a title search. She wants to refinance or sell and the lien came up, the title company is friends with ladys niece who is a loan officer and they told her that her aunt shouldn't pay because it was there before she bought the property. I have a reconveyance ready to go and the title company is refusing to pay the demand. This was done when I was a bail agent and the first owners bailed someone that skipped. I have never had this problem. Title Co. said the insurance company is the beneficiary, I'm the trustee and lien holder. Shold I hire an attorney? the contract said 10% per year interest it is now about 25,000. due. The seller told her/buyer about the lien and she was aware.

A friend moved in to her apartment 4 years ago. Her mother co-signed on the lease, it is a yearly lease. Friend signed a new lease last year after going month to month so her rent would not go up. She wants to force eviction, and not pay rent for the next 2-3 months, however long it takes for her to get evicted. Since her mother DID NOT CO-SIGN ON THE CURRENT LEASE BECAUSE IT WAS NOT NEEDED, is her mother still responsible to pay if my friend defaults and gets evicted, will/can the apartments sue her mother for unpaid rent ?? This is basically a yes or no answer if you understand the question.

I do not want to pay anymore the 10% interest that I am being charged on a mobile home we are buying from a family member. It is unfair that they would charge us and make money off of us. We have not paid in several months now and they want to get us. Can we sue them and stop this?
