A friend is letting out her house privately. One month ago, potential tenant signed an Individual Tenancy Application and paid a month's rent as deposit. She was given a receipt which stated 'This deposit secures the rental of the house' (and stated the correct address). In the past month,my friend has turned away 5 potential tenants and has been preparing the house for the occupant. She received a letter this morning saying that her tenant had pulled out due to financial reasons. The letter asked for the deposit back in full. She was due to move in in 5 days time. Where does my friend stand as far as returning the deposit is concerned? Is there a legal obligation? Or a moral obligation? What would you do? Any help would be greatly appreciated.

At the moment i am reanting with my partner in UK, Plymouth but am researching mortgages; our current combined income is about £18000.
Someone at uni told me i could get a large100% mortgage, from natwest as long as i rent it out for 3years. BUT i cant find this anywhere on the natwest site.
Do you know if it exists or if there are any other good 100% mortgages deals available?

I purchased a house + buildings on 50 acres 5 years ago and had to take an ARM because they said there was too much land with the house to get a fixed rate mortgage. At the time, the rate wasn't bad. Now, I am paying over 8.5% and looking into getting a fixed rate mortgage. The local banks are telling me that I have to get an adjustable rate due to the amount of land with the property.

Are there any exceptions to this rule in the mortgage industry? If so, where can I shop for a fixed rate mortgage on Ag zoned property?
