I am 20 yrs old male from WA. About 7 months ago I bought a duplex 2 bed 1 bath on a 100% loan 80/20 ARM. I do not live there although it's suppose to be my primary residence. I have tenants there which is working out perfectly. I was interested in Computer Security couple years ago and I know a bit about it. I lost total interest in it now and one day just decided to buy a rental property out of knowhere. I got dumped for the first time who was the first love-of-my-life 2 yrs ago. Now I just work at a Italian Restaurant 30 hours a week and the rest of the day sit on my butt and DO nothing. I have no friends whatsoever, I am planning on buying more properties ones I refi into a fixed rate and get out of the high-interest arm loan 80/7.75%arm 20@10.775%fixed. I don't know where my life is heading I live on my own w/o parents don't do much I plan to attend college again I took a quarter off.

About 90% of my tenants are decent people trying to make a honest living. I treat them with respect and they do the same for me.

There are those other 10% that drive me nuts, always looking for a free ride. Today I served one family with a 20 day notice to vacate the property due to "disturbing the peace" and a "rent balance not being paid". They owe me $80.00 for the remaining balance in April 2006. They are screaming the "racist card" now.

I actually didnt have to give them 20 days, but what the hell, maybe they'll move and we wont have to go to court.

Tennessee state law states, that I dont have to give them a reason, but I'll have to give them 30 days to get out as long as they are on a month to month lease contract and they are.
But I have reasons...

I need to know if it is legal or illegal for a Landlord to give his new renters the renters lease after they have moved in? I thought they have to give it before the renters move in? I need to know this for the state of Pennsylvania, our new landlord gave us our lease after moved in and I heard this is illegal, but don't know for sure. I need someone who really knows for sure, not just a guess off the top of there head. I tried looking for legal sites and stuff for help, and didn't find the answer to my question.

ther is a web site out there that one is able to to review info. on a specific house. previous owners, original price, taxes when built, all buyers, etc. there is a site that is free and i cannot remember the site. it is in dupage county, i remember at one time looking through way township.

We just bought our first home and thought our land lord would understand when we said we would be moving out early. We thought she would just keep the security deposit and let us go but she is making us pay everything. it seems to us the lease doesnt say that we do have to pay the whole thing out. plus once the first year was over, we never signed a formal lease for the second year. she just sent over a paper she typed that asked us to check if we would be renewing the lease or moving out on the specified date. Does this even count as a legal lease, can she really hold us with that? if so is there a way to get out?

PLEASE SOME ONE HELP US?!?!?!

A person was renting out a room in their home and there was an email agreement that the rentee would move in. Due to circumstances which are in need of explaining, the rentee did not move in and did not communicate their intent not to move in. Now, the renter is mad and wants to sue the rentee for one months rent and attorney fees for "breach of verbal contract".

Is there any case here?

problem is i used housing assistance and they will only pay one month's rent for security. damages are well beyond that not including my time and travel, loss of income cause i cant rent it as is. i really need the rent money too. wondering if i should just sell the house. i can't sue cause she doesnt have any money.

My husband, my son and I moved into an apartment complex out of necessity. I lost my job and we in turn lost our house.

When we moved here it seemed ok, but lately it's gotten bad. Police are here all the time. Management is letting ANYONE move in. Management is extremely unprofessional (and that is putting it lightly). People are getting jumped by other residents guest for no reason other than them being a**ho**s. I mean this place is a wreck.

I have a 6 year old boy that likes to play outside, but with the people that are moving in and the activity that is in the complex, I don't feel safe.

Does anyone know a way that we can get out of our lease WITHOUT getting sued?

I honestly can't live here anymore.

My mom came up to get me for thanksgiving on tues and brought my dog. We went out and the dog was left in our apt with my roommate. The people from capitol villa (our apt) came to give us chocolates, they knocked, and erika didnt get the door so they started to unlock it. My roommate grabed the dog and the door and she didnt no what to do so she said sorry i have to hold back this dog. The lady (our age in normal clothes) said "oh" then left. I came back today with my roommate and we had an evicition notice on our door. We have to move out by the 21st of december. What can I do? It said we can fight it in court, but when I talk to them tomorrow do you think they will understand?

long story short. they started foreclosure on us. We are already in bankrupcy. The lawyer has done everything they can for us. So what do i expect now? Do they take the house as-is, or do i have to paint/clean, etc? If they're taking my house, do I bother to make the next payment (Dec)? I believe I have less than 60 days, living in TX.

I recieved a free estimate from this roofing company and I recieved a good estimate. I signed the estimate paper, but did not get any arrangements for the roofing job to be done with the company. However, before the job got started and before I paid a deposit to the roofing company, I wanted to back out because they were taking too long to get the job done. A couple of people have said that I should take it off the market because its been blacklisted since its been on for so long but my agent said no...not in this declining market. If it had been two years ago yes a few eyebrows would have been raised.....should I continue to hold on knowing that the slump is not over or should I take it off the market for a couple of months and then try again? This current agent seems to have lost interest with us..its been 3 weeks since I last talked with her and I have called twice, left voice messages but no return calls...could this be a clue?
