A basket of home made cookies. Some stationary with her name on it, matching envelopes, and a book of stamps in a basket. You can make stationary and envelopes on your computer or just buy some nice stuff on sale somewhere. Everyone needs stamps and stationary/envelopes. I comes in real handy and saves her a trip to the post office.
P.S. A nice Thank You card with a message from the heart will stay with her forever and validate in her heart that she did the right thing by hanging in there with you. Make sure to put in your family photo.

Is this a bribe so you can have a good recomendation from her for your future landlord? Just kidding. If you're moving far, invite her to your house warming party, I think she could use a little travelling. And give her a picture of you, so she can tell her other tenants about you and made up a story about what she did to you when you are late to pay the rent.

a nice gift basket or tower gift containing "goodies" from Harry and Davids, plus a hundred dollar gift certificate to use at a nice department store. Be sure to write a sincere letter that is well-thought out and written expressing your thankfulness for the years of demonstrating generosity of spirit on your behalf.
wish you were my tenant. then again, I wish I owned some investment grade real estate so I could have a tenant like you.
you're a very good person - good luck

Clean his house up really nice and then send him a box of steaks or some cigars or some chocolates, find out what he likes that he would not buy himself
Perhaps a gift certificate to a nice restaurant or sporting goods shop

Maybe a spa gift certificate so she can feel calm and relaxed. That's something most of us could use, lol. Or you can maybe get her a massage only which would be cheaper. Or if you are looking for something even cheaper, if she has kids you could watch them and pay for her (and maybe a friend) to go out to eat or to a movie. I think those things could help make a person feel appreciated. Good luck :)
