use comparable properties that sold in the area recently.....i.e. 4 bdrms, 2.5baths, remodeled kitchens, home is same age.......many homes in the same development are very similar and are the same age.....it is acceptable to use the sale of comparable properties in the development to determin the property value.

find the county appraisal district's website for your area. Put in the address and you will see the property value as well as the average property value in the area. It will also tell you the square feet in case you were wondering. For example, I live in Harris County, and the website is www.hcad.org This is a very useful tool.

It is possible to get a range by looking at comps in the area. However, it will not take into account the size of your home, land, amenities, condition. I would not want to think my house is on the lower end of the range if it is bigger, in better condition and has more amenities etc or vice versa my house being on the higher end if it is smaller in worse condition etc. To arrive at the proper value you need to get a detailed appraisal that would look at all the details of your home to come up with market value.
