As she advances in year I am concerned that this would be considered an asset of my mothers that could be seized in case something happened to her. Would a Quit Claim Deed resolve the issue and legal make the property mine. Would it protect the property from being considered hers in the eyes of the law to be used to pay for medical expenses (nursing home), death benefits, etc.

However I seem to think this is a bad idea, if it turns out that things are wrong (water heater, ect) after they have said they are in good condition, will we have any way to have then fix these things, or is it our problem?

I am talking with a friend about buying her home. My credit is poor, and she suggested that I could assume her loan at 6% as a "simple assumption". My understanding of this is that she would still be responsible for the loan should I default, but that I would keep her interest rate after cashing her out. Could such an arrangement improve my credit rating at all? What would be any negative sides to this situation?

Hi I have a contract that went thru 3 days of attorney review in NJ and is in full effect.
It is for a condo in a very old building. I just found out how old today when the home inspection was done.
I thought the building was from 1920s, turns out its from 1888 !
I have decided that the condo is way too much money and want out of the contract.
I have 2 contingencies on buying the condo. 1 is getting a loan (I'm already preapproved so I dont think I can use that to get out), the other contingency is the home inspection.
My home inspector told me that the water heater is leaking and needs to be replaced, that the heater wasn't firing and needs to be serviced and the toilet seal is leaking and needs to be serviced/ replaced. Also he says that although the oil tank was removed that the old leads for it are still in basement.
Are these problems enough to walk from the building & the contract ? I was serious about buying the place but it's overpriced by 30k & I don't like how old it is

I want to move from Utah, and I'm a little confused about some cities, and they are: Denver/CO, Portland/OR and Seattle/WA. Actually I'd like to go to a place where there is more diversity, more culture, and open-minded people, and also a secure and nice place to be. What do you think about these cities? In your opinion wich one is better? Thanks for helping!!!

Why does it always take weeks just to process a simple form. I need to get a certified license history (3 years) and it is going to take about a month once I submit the form.

I am thinking of purchasing a home and making repairs and would then like to sell it as a HUD home---I am not a real estate agent or broker, nor a construction type---just curious what all is involved. Is this a good way to make a bit of extra money and potentially help others? (Serious answers preferred.)

I originally financed 100% at 6.8%. With appreciation, I may have an 80% LTV. What interest rate should I expect if I have 80% LTV and what should I expect if I don't. What is reasonable to pay in closing costs? Thanks in advance.

he actually signed the paperwork last night with me that i had a lawyer prepare. he called me today and said that the realtor wants to collect fees because his sign is in the yard. he wants to split this. i don't think i should have to since the realtor is not how i found the house and it is after the contract expired. can he make me partially pay for this realtor i was told didn't exist? keep in mind he already signed the property offer and accepted the terms with no mention of a real estate agent.

Specifically, who has the right to put a lien on your property title to collect fees owed? Can they only do that if you used the property to secure the loan or service? Can a lien be attached for medical bills or any judgement that might be against you?

my grandparents are moving to michigan with the rest of my family and i am staying in texas so i decided to get an apartment. i fill out an app. and sign a few places, isnt an application usually a page long? they gave it to me in a packet stapled together and told me to fill it out and bring it back, my roomy and i hadnt fully decided on it.. shortly after, i checked apartmentratings.com (which by the way i should have found before hand, has hillarious stories at least to those who dont have to live there) i guess i dont have to say that this apt. doesnt have the rep of the homliest place in sherman. . in fact of the 9 residents that lived there and rated it, 1 claims that it is inhabitable for humans.. things leak no one would fix em, outdated stuff, bad service, electricity bill skyrocketted cause of lack of maintennce, drugs.. well i called today to see if the ap. went through and they said our apartment would be ready tomorrow. im scared i may have signed the lease. i feel stupid

I have been living in this section 8 mod rehab apartment for 10 yrs now, I am a single mom with 3 girls, I work 8 hrs a day and pay rent and bills on time all the time! Now since I moved here, this place has gotten very bad with its upkeeping, I am in desperate need of a section 8 certificate, If I move from here I lose my section 8, but they wont move me to a three bedroom where me and my 3 teenage girls can live without stepping on eachothers toes! We are cramped, I requested a transfer to a 3 bedroom a year ago and Im still waiting!I need a new rug desperately this one is full of little bugs that cause my two younger teens to break out! Waterbugs invade us day in and day out, We don't have company come over the rug is too embarrasing for us! My girls are frustrated & hate living like this and noone does anything about it! I have called management, faxed, and written letters and NOTHING!!! I do know that they go pick up their damn rent money at the designated place with ease! :(
